Double room available from mid-November

Looking for a flatmate to take on a good-sized double room available from mid-November. The flat is fully furnished, has gas central heating and double-glazing and is 5 minutes walk from the town centre. There are maintained gardens front and back, with some lovely bird life in the back especially. The room has a desk and chair, double bed, book case, wardrobe and small closet.

I'm a PhD student at St Andrews and ideally would be looking for another post-grad student to share with (would consider a young professional too, but would expect you to pay the council tax in that case). Looking for the "Goldilocks" of flatmates - my current one is fab and I don't want to replace her but needs must! I'm tidy and considerate and so I'm looking for the same. I generally keep to myself but definitely up for sharing meals occasionally etc. Our neighbours are a young family, so this property is less house parties and more quiet chilling with a couple of friends :)

RE bills, gas, electricity and wifi are around £50 a month per person, though I've not been too impressed with the wifi since moving in so may change provider soon. As far as heating goes I'm in favour of paying slightly more over the winter and being warm! Currently no TV or licence but if you want to organise this I'd be happy to split the cost of the licence with you.

The room will be available from around the 20th of November, but still waiting to confirm the exact date with my current flatmate.
