Double room in 2 bed flat

Myself and my partner are looking to rent out our spare double bedroom in our 2 bed flat. The bedroom can come furnished or unfurnished, but we currently have a 50inch tv on the wall. The bedroom has a double built in wardrobe as well. Shared parts of the property would be the bathroom that has a bath and shower, kitchen with washer / dryer, microwave, fridge freezer and cooker and living room. £350 per month with 50£ deposit.
