We have a great sized double ensuite room available in this freshly decorated new house share a short walk away from Colchester Town Centre. There are thick dark grey carpets throughout and rooms have all been newly painted in white and come fully furnished and ready to move into. We are looking for a clean, friendly and considerate working professional to join this wonderful household.

Where is it?
In a great CO2 residential location 23m walking distance from Colchester Town Station and the main Town Centre. There is parking available as well as public transport links into the Town Centre from the main road. With easy access to Colchester Train Stations, this house is also ideal for commuters as well as those working locally in Colchester.

Our Room:
We have a fabulous double ensuite room available on the ground floor of this modern house share boasting a clean, neutral and contemporary decor. There is a lovely set of French doors at one end of the room providing glorious natural light and allowing private access to the back garden. The room is fully furnished and ready to move into. The room comes with a double bed (complete with a double mattress for a good night’s sleep); a bedside table, chest of drawers and a freestanding wardrobe with mirrored doors. There are two other rooms currently available as well (another ensuite double and extra-large double) if looking to move with a friend.

Amenities and bills:
- All bills are included (Gas, Electricity, Council Tax, Water and TV License)
- Full use of well-equipped shared kitchen and utility room including washer/dryer, fridge and freezer, microwave and kettle.
- Two toilets and a bathroom to share.
- Access to shared garden
- Full use of fast Fibre-Optic Wi-fi (Unlimited)
- Regular Cleaner for communal areas
- Parking available on a first come first served basis and on road parking.
- 23m walk to Colchester Town Centre and local bus services nearby.

Fees:
There are no fees to pay. These rooms are available with a small deposit of £200. A non-refundable £100 holding deposit is required to secure the room. Once referencing is complete this will be deducted from your first month's rent.

About You:
We are looking for professional working tenants who are looking for a quiet, clean and friendly place to call home. For your benefit and ours, we reference and credit check all prospective tenants. Generally a 3-month minimum tenancy is required. Unfortunately we cannot take couples, those not working/receiving benefits or those wishing to have children or pets stay.
