We have a great sized double ensuite room available a short walk away from Colchester Town Centre. The room comes fully furnished and ready to move into with all bills included. We are looking for a clean, friendly and considerate working professional to join this wonderful household.

Where is it?
In a great CO2 residential location 20m walking distance from the main Town Centre. There is parking available as well as public transport links into the Town Centre from the main road. With easy access to Colchester Train Stations, this house is also ideal for commuters as well as those working locally in Colchester.

The Room:
We have a bright and spacious double ensuite room available on the top floor of this modern house share boasting a clean, neutral and contemporary decor. The room is fully furnished and ready to move into. The room comes with a double bed (complete with a double mattress for a good night’s sleep); a bedside table, chest of drawers and two built-in wardrobes. You also have exclusive access to your own ensuite shower room.

Amenities and bills:
- All bills are included (Gas, Electricity, Council Tax, Water and TV License)
- Full use of well-equipped shared kitchen and utility room including 4 hob cooker, washing machine, fridges and freezers, microwave, toaster and kettle.
- Another separate toilet and additional bathroom to share.
- Access to shared garden to the rear
- Full use of fast fibre-optic Wi-fi (Unlimited)
- Regular Cleaner for communal areas
- Parking available.
- 20m walk to Colchester Town Centre and local bus services at the end of the road.

Fees:
This room is available with a small deposit of £200 which will be returned once you leave with your room in good order. To secure the room, there is a non-refundable holding deposit of £100 per tenant payable which is later deducted from your first month's rent.

About You:
We are looking for a professional working tenant who is looking for a quiet, clean and friendly place to call home. For your benefit and ours, we reference and credit check all prospective tenants. Generally a three month minimum tenancy is required.

Unfortunately we cannot accommodate couples, those not working or those wishing to have children or pets stay.
