Bedroom, Sitting Room and Bathroom in Newmarket

I have a double bedroom ( for single occupancy) and separate lodger's sitting room in a detached house in a quiet area of Newmarket available from the end of August 2022.
It is near to the train station and in easy walking distance to the town.
I am happy to accommodate either a weekday-only person or somebody full time.
Although it is for single occupancy only a couple wanting to stay for just a few nights (for example if coming for a wedding and not wanting to stay in a hotel) would also be considered at a rate agreed between us, but not as a more permanent arrangement.
The bedroom has an adjoining bathroom for the tenant's exclusive use. It has a double bed (bed linen and towels are provided and washed weekly for you) and there is a wardrobe and clothes storage space in the bedroom. There is a small tv in the room and wifi is available.
The sitting room is also upstairs and has a sofa, table and chairs, a tv and some storage space.
The only shared room is the kitchen, which you will have use of at mutually agreed times and also use of the pleasant garden at most times if you wish.
There is off-road parking if required

I am a live-in retired landlady and have a small dog.
