The garden is easy to maintian, with BBQ for the summer, and set up with a covered gym. It catches the sun for most of the day so is a nice place to chill or work during the summer months.

Sharing with friendly professional housemates. Shops, pubs, gyms, and restaurants are all close by.

Transport and connections for anywhere South are good and central London is quick-London Bridge (15 mins from East Croydon), Victoria (15 mins from East Croydon - and late night services back from Victoria), and direct services for Blackfriars, Farringdon, City Thames Link, Kings X, Charring X, Clapham Junction, Brighton, Gatwick, Redhill, Coulsdon, Purley, South Croydon, Sanderstead, Upper Warlingham, Whytleafe, Caterham, Oxted, East Grinstead, Tattenham Corner, Selhurst, etc and the buses go almost anywhere!

The London Overground from West Croydon goes to New Cross, Canada Water (27 mins), Whitechapel and up to Dalston Junction. Trams go to Wimbledon, Elmers End, Beckenham and Addington.
