Price reflects the fact that you will have sole use to all of the following:

1. your own bathroom
2. your own living room with latest 42'' Dolby Vision TV with Dolby Atmos surround sound system. Subscription channels include (free of charge) are Apple TV +, Netflix, Amazon Prime, Disney +, Paramount +, and more etc.

Price includes all bills, and residential parking permit.
Whilst the owner works from home, the owner tends to stay away on most weekends, and thus you will often have the entire property to yourself on weekends. You’re welcome to have a partner stay on weekends only.

You will share the entire property with the owner who also has their own bathroom and living room. He is a professional who frequently studies in the evenings for work related exams, so makes little noise.

Since this is a furnished let, there is limited space for personal belongings other than suitcase, clothes, laptop etc. Regrettably your bedroom is too small to accommodate a desk, but one could fit in your living room. You’re also welcome to use the spacious kitchen table and garden table as a substitute desk outside of normal meal times.

You will be expected to keep your bedroom, your bathroom, your living room and communal areas in a clean, hygienic and tidy manner using the supplied cleaning products and hoover. You will also be expected to regularly change and wash your supplied bed linen and towels using the supplied washing machine.

Smoking is permitted but strictly confined to outdoor garden only.

Price includes all domestic bills including parking, bed linen and towels, except for food, phone, and toiletries. Please note that strictly NO discounts are offered when absent.

The area is resident only parking and requires a virtual parking permit linked to your vehicle registration number plate. This cost is included.

Rent is payable monthly in advance on 1st of every month by standing order only, subject to both parties signing SpareRoom’s standard Lodger Agreement.

Initial Lodger Agreement will be for one month only to act as a trial basis. If both parties agree, a new Agreement will then be signed for a minimum of six months. Either party must give at least one month’s notice to cancel.
