Double Room in Up Hatherley, Cheltenham

I am currently living in a 2 bed property within Up Hatherley, Cheltenham and I am looking to lease out my spare room. The property is fully furnished, contains a large living area, garden, off road parking. The property has all appliances such as washing machine, two fridges, a freezer, microwave and more soft furnishings. The broadband included is Virgin Media. The spare room available is a double room overlooking the garden and has an in built wardrobe. The room will come furnished and is very modern. The bathroom is shared with myself only. The room will cost £125 per week, with a two week deposit of £250, bills inclusive (subject to appropriate usage). The property does contain two sociable animals, a cat and a pug. I would be willing to let one pet. The room is available from Friday 25th March - viewings will begin from this date.

About me: I am a laid back 27 year old who enjoys a mix of both being social and my own company. I am a professional full time worker - I combine home working with office work.
I have rented the room out once before but the current tenant was given her notice due to inability to pay rent on time, inability to pay towards an outstanding bill that was accumulated in my absence and disrespect towards my basic rules. The rules?
1. Keep the house tidy/clutter free
2. If anything’s broken just be honest and willing to replace it (although I doubt you’ll be clumsier than me!)
3. Drama and rudeness do not belong here :P
I am looking for a tenant who will just be friendly, honest and pay rent
