Spare Room In 2 Bed Flat (Excellent Location)

Hi, I am a 30 year old who is currently living in a 2 bed 2 bathroom flat near the train station. My current flatmate is moving out of a double room to live with her boyfriend so I need someone to replace her. I am quiet, keep to myself, tidy and keep on top of chores/bins etc. Also a non smoker and have no pets or any other attachments. Fully employed and remote worker 3 days a week. Happy to answer any questions and looking for someone to move in roughly end of September.

The current situation with the contract is that this was let to me and my flatmate as a whole contract (this is not a HMO) so there will need to be reference checks from the lettings agency and to sign a new contract with a security deposit (will clarify the correct amount but I believe its a months rent so obviously split between us). The combined total rent is 1207 a month (again that is split between us)

The spare room is a double and since this is a 2 bed 2 bathroom technically this is not ensuite, however I will stress this will be your bathroom and not to be used by anyone else as has happened with my current flatmate. There is also a shared living room which is a large size and a decent kitchen with lots of storage. There is one parking spot with the flat and also the option for permit. this is a quiet road so lots of spaces and you wont be fighting for space, will happily share the assigned spot as well.
