I'm looking for a new housemate as my current one is moving in with her boyfriend. The house is a Grade II listed building right in the centre of Cirencester, and I'm hoping to find someone who is looking for a long-term home rather than just a stopgap.

The ideal housemate is considerate, kind, honest, communicative, and generally someone who understands how to share a home respectfully with another adult. I'm quite an upfront person myself, so I appreciate people who communicate openly and deal with things directly rather than letting issues fester.
If we're a good fit, you'll join the tenancy agreement as an equal tenant, with joint and several responsibility for the property.

Basic amenities provided
A couple of practical notes: there isn't a dishwasher or tumble dryer, although there is a laundrette just a short walk away. The furniture is functional rather than fancy. I furnished the place when money was tight, so it's comfortable but not luxury living.

As the building is listed, there are a few minor quirks and maintenance issues that crop up from time to time. I'm actively working with the landlord to address them, but listed buildings tend to move at their own pace.

Costs
Rent: £575 per month (paid directly to the landlord)
Council Tax: £101 per month each (paid directly to the council)
Bills: approximately £125.95 per month each (paid to me, as the accounts are in my name)
All costs are subject to usage and any changes made by utility providers, the council, or the letting agency.

Living Together
I don't really believe in long lists of house rules. My main expectation is simple: be considerate and contribute to the household.
For example, if you're having guests over, just give me a heads-up. If something isn't working, let's talk about it. If we both communicate and pull our weight, everything tends to run smoothly.

I also have a cat, who is reasonably friendly and very much part of the household. You'll need to be comfortable living with a cat and the occasional bit of cat-related chaos.

I'd ideally like to arrange for a cleaner once or twice a month, which would be an additional shared cost, although I'm happy to discuss alternative cleaning arrangements if that's something you'd prefer.

A Few Final Bits
Unfortunately, the rent is fixed through the letting agency, so there isn't any flexibility on price.
I'll confirm the deposit amount once I have the details from the agency.
If you decide to move out in the future, please be aware that the tenancy requires two months' notice.
