You have an opportunity to rent a large room in a friendly house in a private road in a good safe area of Kingsholm, Gloucester, with private car parking.

This room shares a nearby shower room with one other person

The room is on the ground floor of the house, It faces the front of the building. It is at the left of the front of the building. It has the two windows to the left of the front door.

There is free off street parking for one car with this room .

The room has a double bed, wardrobe, a chest of drawers, and a bedside table. There is room for a desk and chair and/or a single or double seater comfortable chair which we will provide if required.

In the kitchen is a range cooker with two ovens and seven gas burners. There are three fridge freezers and a fridge and a microwave. There is also a kitchen table with four chairs.

You will be entitled to your own kitchen wall cupboard, half a fridge and a drawer in one of the freezers for your exclusive use.

The Bosch washing machine and a tumble dryer are in a separate utility room, away from the kitchen.
There are no additional charges for either of these machines.

This is a no smoking house. Smoking is not allowed in any of the common parts of the house, but it is permitted in the rear garden where there is a purpose built smoking shelter with lighting that is used by the residents. There is seating for six smokers.

The 6, 10, 33, 48 and 94 bus routes pass at the end of the road about 2 to 3 minutes walk away. There is a Tesco local supermarket and several take aways and an Indian and a Nepalese restaurant all within three to five minutes walk.

Under the front steps is a SECURE BIKE STORE.

It is about five minutes walk to the hospital, seven minutes to the city centre and is close to the train station and fairly close to the bus station.

There is a COMMUNAL SITTING ROOM with a 42 inch flat screen TV with Virgin Media cable service with about 150 channels. There are two settees and a dining table and four chairs.

We pay for the TV licence for this TV.
The house benefits from the most powerful wireless broadband package that Virgin Media provide.

There is a large rear garden with a patio and lawn. There is a washing line.

ALL BILLS ARE INCLUDED AND LOO PAPER, BIN BAGS, WASHING UP LIQUID AND CLEANING MATERIALS ARE SUPPLIED BY US.

The common parts of the house are cleaned weekly by our cleaner.

All the present residents are working people.
We are professional landlords and we are members of a local and a national landlord organisation.

We are approved and licensed by Gloucester City Council. We pride ourselves on sorting out any repair or maintenance issues very quickly, usually within 24 hours.

The £250. 00 deposit will be protected by an insurance based deposit scheme.
