2 rooms in private house

2 double rooms becoming available at end December/1st January. My long term lodgers are buying a house. off road parking available. Internet and bills Inc. Use of kitchen and washing machine. Would be ideal for 2 friends. Would consider couples in each rooms at extra for bills. Very quiet and calm house. 3 well behaved dogs but they stay on ground floor. 3 story house and rooms are on 2nd and 3rd floor with own bathroom for those rooms only. Small patio garden.
