En suite room in spacious house

Looking for a Female housemate to share my home with. 7 days a week or Monday-Friday considered at reduced rate.

OVERVIEW
This stylish, spacious house in the village of Upper Rissington on the Gloucestershire-Oxfordshire border was built in 2017 and has been newly decorated. It's a large house (260 sqm).

THE HOUSE
- Gorgeous bright and spacious open-plan kitchen-dining-living space. Kitchen has a 5-ring hob and two ovens, a large fridge and freezer, an integrated dishwasher, and white quartz surfaces. The sofa area has a 40" TV. There's a dining table overlooking the garden.
- Separate large sitting room which has two super comfortable sofas, an armchair and a 50" TV, with wooden floors, and has french doors opening into the kitchen.
- Cosy snug room with a sofa and third TV.
- Utility room which has the washing machine (no tumble dryer)
- Downstairs loo.

BEDROOM 1
- Good sized double bedroom, 3.7m x 3.5m.
- Double bed with a comfortable new mattress and 4 storage drawers underneath.

- Really spacious double bedroom, 4.8m x 3.4m.
- King size bed with a comfortable new mattress and ottoman storage underneath.
- 2 bed side tables (with drawers) and lamps, a large chest of drawers, a desk and chair, and a large full length mirror. A walk-in wardrobe with hanging space and shelves.
- En suite has good sized shower with glass screen, sink, loo and mirrored storage cabinet.
- Windows overlook the garden and get afternoon / evening sunshine.

THE GARDEN
There are bi-fold doors that open out from the kitchen onto the landscaped garden with lots of comfy outdoor furniture and a Weber gas BBQ.

There's fast full fibre broadband everywhere in the house (mesh network), and Netflix included on the 3 Samsung smart TVs. There's off road parking for 3 cars directly outside the house. The house has amazing views over the countryside with beautiful sunrises.

THE VILLAGE
Upper Rissington has a Co-op Food, a pharmacy, a gym which does classes, tennis courts, a village hall, and a school. There's lots of green space and paths for walking / jogging.

- 10 mins to Stow-on-the-Wold
- 15 mins to Burford
- 20 mins to Chipping Norton
- 20 mins to Moreton-in-Marsh
- 40 mins to Cheltenham
- 50 mins to Gloucester.
- 15 mins to Kingham Station which has direct trains to Worcester, Oxford (27 mins) and London Paddington (1 hr 20).

ABOUT THE HOUSEHOLD
I'm a professional, working in investor relations. I mainly work from home but my company is based in London so I go into the office a few days a month. I have a part-time housemate 3 nights a week (Mon-Wed).

HOUSEMATE WANTED
As a woman I'm looking for a female housemate. I'm looking for a sociable, friendly, easy going housemate. Someone who is looking to share a home, not just live in their room, up for a chat and a drink after work, go for a pub lunch at the weekend etc. I like to have friends and family over for drinks or a BBQ.
I moved to the Cotswolds from London 2 years ago to be closer to my family (my sister lives in the village with her husband and 4 year old, as does my mum), and looking to meet new people in the area.
Housemate would need to be happy around dogs as my mum’s and sister’s dogs visit.

BILLS
The rent includes most bills (council tax band F, water, full fibre broadband, TV licence, and Netflix), while the energy bill is be additional and depends on usage, which is then split between the people in the house.
The total household energy bill (before splitting) in the summer is about £80 a month, and in the coldest months it’s about £200-£250.
Rent is due the last day of the preceding month.
