Double room available in 2 bed maisonette,Warmley

The room:
The room is furnished with a double bed, wardrobe, desk and chair. There’s space under the bed for storage boxes.
The measurements of the room are 3m x 2.3m. There is a bathroom on the same floor as the bedroom, mostly for use by whoever takes the room (my bedroom is upstairs and has its own en-suite). There is a shared open plan lounge / kitchen and communal garden as well.
The room is available from Monday 11 August.

Location:
The maisonette is located in a safe close near the A4174 and around the corner from the Bristol / Bath cycle path. There’s loads of nice running and cycling routes from the property. Longwell Green (with big ASDA, M&S, River Island, Lidl, New Look, B&Q, Vue cinema, Nando’s, The Gym, Longwell Green Leisure Centre and more…) is a ~5 min drive/30 min walk away.
Emerson’s Green (with big Sainsburys and petrol station, Sports Direct, Boots, Iceland and more…) is a ~10 min drive away.
There’s a number of bus routes from the main road next to the close that go to town or into Bath.
The closest train station is Keynsham, which is a ~10 min drive away.

Me:
I work from home a few days a week. I enjoy going to the gym, going out for walks / runs, socialising and having a few drinks (although my clubbing days are over!).

What I’m looking for:
Looking for a clean, tidy, sociable professional or mature student non-smoker who wants to live in a calm space and sometimes likes a natter / chill together on an evening. Ideally someone who works from an office/another space for 3+ days of the week.

No couples.

All bills are included (gas, electric, water, council tax, Wi-Fi and TV license). I would like someone who is mindful of their energy usage, particularly considering the upward price of bills at the moment.
