I’m looking for a long-term lodger (minimum 6 months stay) for my relaxed and friendly 3 bed home in a quiet and leafy area, in the heart of Yate. The large first floor double bedroom (single occupancy) is fully furnished (except bedding and towels etc). The room has plenty of daylight, nice views, gas central heating, and WiFi. The lodger will have access to the adjacent bathroom / shower, plus kitchen and garden. The inside of the house is smoke and pet free. Lodgers are expected to respect the tranquility of the household, and that of the neighbours, especially at night. The household generally consists of myself (live in landlord) and one or two lodgers.

The 3 bedroom semi-detached home has a large garden that backs onto a nature reserve, plenty of on-street parking and a popular convenience store just 100 meters away.

All household bill, including council tax, are included based on responsible energy usage. One month’s rent, deposit, and notice, are required in advance. Lodgers are expected to keep their rooms, and the shared areas they use, clean and tidy, and are responsible for doing their own cooking and laundry etc. A standard lodger agreement will be put in place and references sought.

Yate’s main shopping centre, sports centre, park (Kingsgate Park), playing fields and woodlands (Yate Common), are all just 10 minutes walk away. The market town of Chipping Sodbury, with its traditional shops, pubs, and cafes, is just a 5 minute drive away.

Yate has excellent road and railway connections. Junction 18 of the M4, and junction 14 & 16 of the M5, are just a 10 and 20 minute drive away respectively. Yate railway station, which is a 10 minute walk from the house, has regular direct trains to Bristol, as well as, to Bristol Parkway and Filton Abbey Wood for those studying at UWE or working at the MOD.
