My name is Tracy and I currently reside in Fresh Wharf, Barking, in the IG11 area. our flatmate will be moving out, which means I'll be searching for a new flatmate to join me(female preferably) and must be very clean.
We are renting a spacious 3-bedroom flat in a new development. There is one ensuite room(currently occupied by Anna), and the other two rooms(I live in one and you will be renting the other room) share a bathroom. The living room is wonderfully large and comfortable.
You will be sharing the toilet with one lady(me) and the communal area. Your room is the biggest and longest in the flat and measures 12.8feet x 10feet.
We have several major supermarkets nearby, including Tesco, Asda, Lidl, and Iceland. In terms of transportation, buses 325, 366, 5, 238, and N15 are easily accessible. The shopping centre is 10 mins walk from the house.
The area is newly built and has a lot of clean and nice sceneries and parks and shopping market.
The development also offers an onsite gym, which is free to use. However, they require a one-time security training fee of £35.

Our flat is LGBTQ-friendly. The rent for the room will be £850 per month, in addition to bills (currently around £120 per month).
We will share the tenancy agreement, and everyone will undergo a credit, affordability, and reference check, there are no fees for this. Company "Goodlord", will handle these checks on behalf of the landlord (Folio London).
Security deposit of £711 will be required, to pass affordability criteria your annual income should be at least 36 times of monthly rent after tax (e. g., £ 850 x 36, if you have a full-time permanent job with at least a 33k annual salary or so, you should be okay) or you should find a guarantor.
There are no additional agency fees, and the deposit will be protected by the Deposit Protection Service (DPS). The minimum stay is 8 months, with a required 2-month notice period for moving out, no maximum stay (but the contract need to be renewed each year)

First flatmate
* I’m a biological female journalist and in my 20s but currently on a long break due to personal reasons.

Second flatmate
* She’s a transgender lady in her early 30s and work at Lloyd’s bank as a software engineer. In her free time, she enjoys playing online games, tending to her plant collection, and occasionally attending parties and comedy shows. She often work from home in her room and can speak English and Russian.

Third flatmate:
Preferably female but we are open to all genders as long as you are clean and responsible

If you'd like to arrange a viewing any day with at least one day's notice. Additionally, if you decide to move in, I will seek 1week a nonrefundable holding deposit, which will be deducted from your first month's rent upon moving in. This measure helps to ensure commitment and avoids last-minute cancellations.

We are open to pets in a cage but not cage less pets
