About the place:
We're a couple that just bought a lovely flat in a council block - it's pretty old school, but we've given it a clean, furnished it and made it cosy and sweet 🍧
The view from the bedroom is through the trees into the park (it will be pruned soon!) 🌳 and if you fancy a walk, or work from home, you can pop out for a quick stroll in the park opposite. Furnished with a bed, desk, chair, and rack and fabric drawers - feel free to add any personal touches!
We live in a friendly block of flats with lovely neighbours who love a chat but also respect space and time to yourself. Any time I forget ingredients, I just ask someone downstairs! It's a quiet road with a calm atmosphere and the park is used a lot by the community and dog-walkers. The flat is both peaceful and lively in good balance, looking onto green, trees and sky! ☀️ Please note, the flat can only be accessed via stairs.

THE FLAT 🏡
It's pretty tight and cosy, but it's cute and homely! 💐
In the living room we have a dining table, sofa, tea table and TV with a Firestick and Nintendo Switch. It joins on to a cute kitchen with an electric cooker and microwave. We've got a kettle, gooseneck kettle, toaster and a blender. We have a washing machine and tumble dryer for laundry.
The bathroom and toilet is quite a tight fit but does the trick. The walls are old, the ceiling is a bit ugly, but we've given it a clean and the shower system is new.

🛏️THE BEDROOM 🛏️
There's lots of carpet space for yoga or stretching. We've got two clothes rails in there right now, if you want more space, we can remove one! It's not so modern - we've scrubbed the walls and used a carpet cleaner - the walls are a bit worn and the ceiling is very 1970's, but you can decorate and make it feel a bit more you!

Bills are included and covers water, gas, electricity, broadband and council tax band B.

🪴HOUSEMATES🪴
You will share the house with us (Linxi and George) and another housemate. We have had lots of guests, families and friends over in the flat - we're confident we can happily share the space without stepping over each other!

THE NEIGHBOURHOOD 🏘️
The area is the amazing! The park inspires a serene sort of atmosphere so I feel like everyone that walks past is chill. The loudest it gets is when the girls' school up the road finishes - about ten minutes of giggles and chatter. The park goes into pretty allotments, the surrounding streets are very pretty, especially the movie-set untarmacked roads around Kent House station.

We're very close to Penge, with a Tesco express 8 minutes away and a big Sainsbury's 11 minutes away, as well as lots of other shops for global foods like plantain and daikon etc. It's a cool high street with lots of street art, local cafes and restaurants and a refill store.

Crystal Palace Park and National Sports Centre is at the top of that road at a 25 minute walk but a much quicker cycle. I keep my bike locked up at Kent House station where it is safe and unbothered. If you want a closer gym, there are other options too - I use Define Fitness which is a 10 minute walk away through the park.

Alternatively, the village-esque Beckenham is very cute, but the Sainsbury's there is 20 minutes away. There are bubble tea shops, cafes, independent restaurants as well as chains, and old pubs in Tudor buildings. The local GP surgery is that way - a pleasant 20 minute walk in leafy backstreets.

Just a short walk through the park, allotments and up the movie-set road, there is a great local cafe (Loki run by Amy - a sweetheart), a micro- brewery (Brewery) with pizzas delivered, and a tapas restaurant which is really high quality (El Molino) as well as an authentic Sicilian restaurant (Sicilian Art Cafe run by brothers Cesare and Julius).

🌳OUR HAMPSTEAD HEATH🌳
Beckenham Place Park is as big as Hampstead Heath and as pretty! There's large open areas, woods, a formal gardens that's gorgeous in the summer, and a busy stableyard selling wood-fired pizza with a cafe and some shops with outdoor benches. You can swim in the lake as well, and there is a sauna there. It's a 20 minute walk but it feels closer and the walk is gorgeous. There's a big Waitrose that way as well, and you can take the train one stop to Kent House with your shopping, or take the tram to Beckenham Road and walk home through the movie-set roads.

TRANSPORT 🚆
Kent House is a 3-4 minute leisurely walk and if you forgot something - it's about a minute to run 😂 It goes to London Victoria via Brixton.
New Beckenham is a 10 minute walk through the park and goes to London Bridge.
If you want to get out east you can take the Overground from Penge West but it's a bit more of a walk.

A BIT ABOUT US🧑🏼‍🤝‍🧑🏻
We were jazz musicians who now work regularly at the Barbican (performing arts centre). We've also worked on film sets but take less of that work now. We're out generally 9-5ish Mon-Fri, I'm zero hours and try to match George's hours but I might be at home a bit more. We're into watching concerts, theatre, cinema and staying at home and watching telly - we usually come home, cook, watch TV or play board games - but we play football every Tuesday evening. We're not big drinkers and we don't go out much unless it's a DJ we're interested in. We like to chill a lot but we're generally up for stuff. Our radio is always on NTS and its substations or BBC Radio 3 Unwind.
