The Room:

A spacious (10’ x 13’) double bedroom available in a well-maintained home. Designed for a busy professional who values their own space and convenience. Havering Gardens, Chadwell Heath, RM6 5AL.

Room amenities: Fridge-freezer, microwave, large chest of drawers & wall-mounted TV.

Flexibility: We are happy to accommodate your own furniture upon request. Please feel free to get in contact for any further questions or to request an earlier availability for the room.

The House & Dynamic:

You will share with three adult professional males (the landlord, a family member, and one long term lodger). The landlord owns a business so is often away or busy during the day.

Atmosphere: We lead busy lives in construction, trades, tech etc; the house is peaceful, clean, and respectful.

Facilities: Shared access to a modern kitchen with laundry (washer/dryer) and an upstairs bathroom shared with two others. There is also a small bathroom on the ground floor for alternative access.

Parking: On street parking available with management under the London Borough of Redbridge.

Connectivity: Broadband is included with boosters throughout the house.

Location:

Ideally situated in the Chadwell Heath/Newbury Park area. Great transport links and local amenities, perfect for someone commuting or working in the area. (Direct access to the A12)

Chadwell Heath Station: 1 mile (Elizabeth Line).
Newbury Park Station: 2 miles (Central Line).
Romford Station: 3.5 miles (Multiple lines).

Rent & Deposit:

Monthly Rent: £900. This includes Council Tax, Electricity, Gas, Water, and Broadband. (Not including TV Licence, Lodger must obtain for their own personal use)

Security Deposit: £900. This is held securely and refunded at the end of the term, less any reasonable deductions.

Payments: Due on the 1st of each month via standing order.

Late Payments: Interest is charged at 3% above the Bank of England base rate for payments over 14 days late

To ensure a harmonious home, all tenants agree to the following:

Cleanliness: Communal areas and the kitchen must be cleaned after use.

Security: The front door must be double-locked at all times, and windows must be locked when leaving.

Guests: You must inform housemates if someone is staying; stays longer are subject to a utility contribution.

TV Licence: This is NOT included in the rent; tenants are liable for their own licence and any enforcement fines

Application Process

Initial Viewing: Scheduled for interested professionals.

Application Form: After the viewing, you will be sent a Reference Application.

Required Documents: We will require a Passport/Driving Licence and proof of employment

Reference: A standard reference request will be sent to your current/previous landlord.
