I have a freshly painted double room available for a clean, tidy lodger in my family home in Hampton.

I am looking for a quiet, peaceful, friendly person who is a complete non-smoker. Quiet area. Ready to view from 24.07.24. Room lodger only, not a full house tenancy.

Most items in the room are freshly washed and line dried before a new lodger arrives: very warm, fresh, recently purchased duvet, high quality Wool blankets and throws, floor rugs, curtains, mattress protectors, seat cushions, bedside lamp shade. Fridge and microwave cleaned, kettle de-scaled. Expensive, quality divan bed.

The room has a comfortable quality armchair, desk and chair, with microwave, fridge and kettle. Mini kitchenette for use evenings only with air fryer, hotplates, sink, cupboard. Suit someone needing light meals only: vegetables, fish, rice, meat, chicken, oven pies, pizzas, ready meals etc, not strong spices due to a health condition.

The rooms are not damp, there is no room mould.

However, for safety of all, black mould can easily develop with breath, damp clothes drying, steam from food/kettle, heating, please respect:

1. Sleep with window at least partly opened to eliminate moisture-laden atmosphere carrying spores, germs, microbes, leading to build-up of black room mould. Keep windows open when out during the day.
2. Regular washing of bed sheets/covers.

Especially suitable for a single, working, amicable professional who can settle in without problems and is looking for a calm environment.

Lovely, upmarket, friendly area in quiet, tree-lined road.

There is one other lodger in the home and a separate bathroom shared between two lodgers.

Rent is £625 a month. All bills and Wifi included. Free parking close to house.

Minimal rental period is 6 months. Longer term is fine.

No loud music or voices.

A cleaner comes in regularly as a complimentary service.

Train station to Waterloo and bus stops to Kingston, Heathrow, Teddington, Richmond and Twickenham are 5-10 minutes’ walk.

Post office, pharmacy, dry-cleaning, laundrette, butcher, greengrocer, hairdressers, dentists, lots of lovely local cafés, Waitrose, Tesco, Sainsbury, small corner shops all within walking distance.
