Single and double rooms in Kingston

(NON-SMOKERS ONLY.)

I have two rooms in the same flat. Single would be ongoing. Double for 2-3 months but maybe longer. It is 15 min walk from Kingston town centre.

The single room size is 2.4m x 2.5m. For such a small room storage is excellent. There is a huge built in wardrobe to the ceiling which is 75cm wide, 89cm deep and 265cm high. Enormous. There is a shelving cabinet and shelves on walls. The rent is £630pcm + some bills. Deposit is £720 to cover 1 month rent, bills and key deposit. This means that to move in you would need £1350.

The double room size is 3.3m x 3.9m. The rent for this double room is £750pcm + some bills. Deposit is £850 to cover 1 month rent and some bills. This means that to move in you would need £1600.

How much are the bills? This depends on the season but if we both share in half, you should spend £50-£60 a month. I would show how much the bills are every month. Internet is included.

The good news for you is that for the last month you don't have to pay rent because it would come off your deposit. Just give me 1 month notice and I would give you back your money minus the bills. All of that would be in the lodger agreement.

Not that you care but I want to say that it cost me a lot of work and money to prepare it. I also made a new entrance hall and kitchen. There is a private patio. I've just renovated my brick wall in the bathroom, and at some point I also want to install a new shower enclosure. Everything works.
