Spacious Double Bedroom Available

I've got a double room available in my 2 bed flat. My flatmate will be leaving once the tenancy is up for renewal at the end of February, and so I'm looking for someone lovely to share the property with!

- - About the room - -
The room is spacious with a big window. It comes with blackout curtains, a double bed (mattress protector included), and a small bedside table. As my current flatmate brought their own wardrobe with them, there's not currently one in the room, but I'm sure one can be sourced with the landlord.

Obviously you're more than welcome to bring in your own furniture into the property if you want to!

- - The property - -
The flat is fully furnished and has lots of homely additions - including tons of fairy lights and some fully stocked bookshelves. A brand new heating system was installed when I first moved in (Feb 2020), and it was completely re-painted and re-carpeted throughout.

A spacious living room with a sofa and a few of my pieces of furniture. There's a dining table and chairs, and a lot of houseplants. Lots of space for anything you'd like to bring with you too.

We have a large kitchen with all the amenities - kettle, toaster, microwave, air fryer!

Lots of storage - including a cupboard in the bathroom, three large cupboards throughout the property, and some overhead cupboards as well. Obviously you'd be welcome to half of that as is fair!

The flat is directly opposite Kingston Hospital, which means there's near-constant bus links into town. Norbiton station is a 5 minute walk away from the flat so obviously there's great links into central London too.

There is off-road parking in front of the property and a single, lockable garage out back. There is 24/7 CCTV for the flat building and for the garages. The neighbours are really nice as well!! There is a lift - but the flat is on the first floor. There is also a shared garden out back.

The landlord is really nice and has great communication with us. I rent the property through Dexter's and so you will need to provide your references and deposit with them please. They will do all the necessary checks.

It genuinely is a really nice property and I feel quite lucky to live in it!!

As for bills, the breakdown per month is as follows:
Rent: £1525 (this may go up slightly when the lease renews in February)
Broadband: £28
Gas/Electric: £30
Council Tax: £221 (Band C)

Divided by two, that comes to £902 per month. Before, we had it set up that my flatmate would transfer the money to me on the 15th of each month, and it would come out of my account on the 20th. That worked really well so I'd like to continue with that if possible.

- - The household - -
I'm a 28 year old professional. I work locally in retail but I'm from Essex originally - don't worry, I'm far from the stereotype!
I studied at University of Brighton and then Kingston University, and now I live in the area for my job. I volunteer with a youth organisation and used to work in the same field.
I'm clean, tidy, and pretty organised. I would really appreciate if you were the same and I expect us to take it in turns to clean up around the place/buy essentials like washing up liquid and toilet paper please.
