Located 4 minutes walk from Raynerslane Tube Station . The room is part of a semi-detached house currently occupied by landlord only . The landlord's family are all women and visit quite frequently and therefore a preference for a female lodger as the kitchen is shared during their visits and they will be more comfortable with a female lodger . The room is 7.20 metres long by 3.20 metres wide and has a ensuite with a bathtub . It also has a double bed , a 2 seater sofabed and is furnished with a tv , hammock , fitted wardrobe, dishwasher , washing machine , a fridge freezer and a microwave . The wifi and tv are with Virgin Media and are available for use to lodger but are not included by contract as the landlord needs the right to cancel these services at will without any compensation to lodger . There is direct access to the patio and garden via a porch attached with the room . The porch is included with the room exclusively for the lodger .The kitchen is shared with the vegetarian landlord and it is a requirement that only vegetarians ( plant food and dairy ) apply . Cooking and heating of non-vegetarian food is not allowed in the entire house. There is a height restriction for use of bathtub and ideally lodger should be under 5 feet 6 inches . Landlord is friendly and quite relaxed about life generally . Council tax is included in the rent but water , gas and electricity are not included in the rent . this will be paid at the rate of 30% of the actual bills . The room has underfloor heating . Parking is not included but is available for an extra cost of £100 per month subject to conditions . Street parking is available but conditions apply .
