I am a Male Landlord and I live in a 3 Bedroom Ground Floor Flat. I am a live-in Landlord. I stay in 1 Room. A Female Lodger stays in the Single Room. Now I am looking to put the Double Room on rent.

I am looking for either a Female Lodger or a Couple for the Double Room.

The reason I prefer Female Lodger is because from experience previous Male Lodgers have not kept the place clean, have stolen from the property and have caused alot of nuisance.

The Flat is in Romford and is a 15 minute walk to Romford Station and a 15 minute walk to Queens Hospital. The station is on the Elizabeth Line so you can get a straight train into Central London which only takes 30 minutes. The Post Code of the Flat is RM1.

1 SHARED BATHROOM AND 1 SHARED KITCHEN.

Rent will be £950 PER MONTH and £950 DEPOSIT. Bills included such Council Tax Bill, Water Bill and Electricity Bill.

Note: Electricity Bill will be included up to £360 limit per month. This is because it is NOT Unlimited Electricity whereby you use £1000 electricity and expect me to pay.

This means that whatever amount comes to more that £360 per month will be split between 4 members in the home.

This means if the electricity bill comes to £400 in a month, then you will pay £20. I will pay £10 and the Lodger in Single Room will pay £10.

If the electricity bill comes to £500 in a month, then you will pay £70. I will pay £35 and the Lodger in Single Room will pay £35.

If the electricity bill comes to £600 in a month, then you will pay £120, I will pay £60 and then Lodger in Single room will pay £60.

The Double Room comes with 1 Double Bed, 2 Side Drawers and a Chest Drawer.

I will be providing free WiFi for the Lodgers to use.

As you will be living in my house, there will be house rules to follow such as:

I am looking for someone who will NOT cook or eat Fish or Pork inside the property. Fish and Pork is not allowed to be cooked, eaten or stored inside the property. This will be part of the contract.

Smoking is also not allowed inside the property. This will be part of the contract.

Boys will not be allowed inside the property unless permission is granted by Landlord first. This will be part of the contract.

I require someone who keeps the Bedroom, Kitchen and Bathroom clean at all times. This means cleaning the Kitchen and Bathroom everytime after using.

I will do a weekly room inspections once per week to make sure the room clean and tidy and hoovered and also no damage has been caused to the furniture, bed or carpet. I will also check that no food or drink has been spilt on the carpet, this includes food crumbs on carpet and stains from any spillages.

Please note: any damage to the furniture, mattress, wardrobes, equipment, walls or carpets or any spillage or stains on the carpet will be taken out from the final deposit in order to repair, replace or clean. This will be part of the contract.

Minimum length of stay is 6 months. Notice period is 1 month.

Deposit will be refundable only after minimum 6 months stay and after staying notice period.

If you leave before 6 months and without staying the full notice period or if you get evicted before 6 months or during the notice period for either breach of contract or for rude or aggressive behaviour then the deposit will be Non Refundable. A contract will need to be signed.
