I am a Male Landlord and I live in a 3 Bedroom Ground Floor Flat. I am a live-in Landlord. I am looking to put the Double Room on rent in my personal home.

I am looking for either 2 Female Lodgers or a Couple for the Double Room.

The reason I prefer Female Lodgers is because from experience previous Male Lodgers have not kept the place clean, have stolen from the property and have caused alot of nuisance.

The Flat is in Romford and is a 15 minute walk to Romford Station and a 15 minute walk to Queens Hospital. The station is on the Elizabeth Line so you can get a straight train into Central London which only takes 30 minutes. The Post Code of the Flat is RM1 2TA.

1 SHARED BATHROOM AND 1 SHARED KITCHEN.

Rent will be £1000 PER MONTH and £1000 DEPOSIT.

All Bills included such as Electricity Bill, Water Bill and Council Tax Bill.

DEPOSIT IS MANDATORY.

The Double Room comes with 1 Double Bed, 2 Side Drawers and a Chest Drawer.

I will be providing free WiFi for the Lodgers to use.

It is my house so my rules. You cannot live in someone elses house and do whatever you want. Therefore, as you will be living in my house, there will be house rules to follow such as:

I am looking for someone who will NOT cook or eat Fish or Pork inside the property. Fish and Pork is not allowed to be cooked, eaten or stored inside the property. This will be part of the contract.

Smoking is also not allowed inside the property. This will be part of the contract.

Boys will not be allowed inside the premises without prior permission from the Landlord. This will be part of the contract.

Remember that if you are living in someones elses personal home, then you have to follow their house rules. You cannot do whatever you want because the house and room still belongs to the Landlord and you are just a Lodger who is renting a room in someone else's house. You are not a Tenant where you have your own personal flat or apartment and can do whatever you want. This is why if you are living in someone else's home, you have to respect and follow their houserules.

I require someone who keeps the Bedroom, Kitchen and Bathroom clean at all times. This means cleaning the Kitchen and Bathroom everytime after using.

I will do a room inspection once per week to make sure the room is clean and tidy and hoovered and also no damage has been caused to the furniture, bed or carpet. I will also check that no food or drink has been spilt on the carpet, this includes food crumbs on carpet and stains from any spillages.

Alot of people don't want Landlords to do room inspections. This is because such people want to keep their rooms dirty and not regularly clean. And I don't want such dirty people living in my home. You will be living in the Landlords home, not your families home where you can do whatever you want. If you are living in the Landlords home, the Landlord has full right to check his room whenever he wants for cleaning, repairs and maintenance purposes and do weekly room inspections to see if the room is being kept clean or not and if no damage has occurred. If you don't want room inspections then it's better you become a Tenant where you are not living in the Landlords home and instead you have your own personal flat or apartment. But rent for a Tenant is double compared to a Lodger.

Please note: any damage to the furniture, mattress, wardrobes, equipment, walls or carpets or any spillage or stains on the carpet will be taken out from the final deposit in order to repair, replace or clean. This will be part of the contract.

Minimum length of stay is 6 months. Notice period is 2 months.

Deposit will be refundable only after minimum 6 months stay and after staying notice period.

If you leave before 6 months and without staying notice period or if you get evicted before 6 months or during the notice period for either breach of contract or for rude or aggressive behaviour then deposit will be Non Refundable. A contract will need to be signed.
