I am a Male Landlord and I live in a 3 Bedroom Ground Floor Flat. I am a live-in Landlord.

I stay in one room.

There is a Couple with a Child who stay in the Double Room. The Couple are from Nepal whilst I am from India.

The reason I prefer a Female Lodger is because from experience previous Male Lodgers have not kept the place clean, have stolen from the property and have caused alot of nuisance. Also I have a couple living in the Double Room and his wife doesn't feel comfortable if I choose to bring any other male into the property to live here.

Rent for Single Room will be £500 PER MONTH and £500 DEPOSIT.

All Bills included such as Electricity Bill, Water Bill and Council Tax Bill.

DEPOSIT IS MANDATORY

1 SHARED BATHROOM AND 1 SHARED KITCHEN.

The Single Room comes with 1 Single Bed, 1 Chest Drawer, 1 Dressing Table and 1 Built-In Cupboard.

I will be providing WiFi for the Lodgers to use.

The Flat is in Romford and is a 15 minute walk to Romford Station. The station is on the Elizabeth Line so you can get a straight train into Central London which only takes 30 minutes. The Post Code of the Flat is RM1 2TA.

1) I am looking for someone who will NOT cook or eat Fish or Pork inside the property. This will be part of the contract.

2) Smoking is also not allowed inside the property. This will be part of the contract.

3) Boys will not be allowed inside my property. This will be part of the contract.

4) I require someone who keeps the Bedroom clean at all times and who cleans the kitchen and bathroom everytime after using.

5) There will also be a cleaning rota whereby everyone living in the property will take turns to clean the Bathroom, Kitchen and Hallway once every 3 weeks. This means I clean one week, the couple cleans second week and you clean the third week and so on.

6) Everyone will need to choose a fixed time to use the bathroom in the mornings so that no one gets late for work or school. This is important since everyone will be sharing 1 bathroom. Otherwise everyone will be waking up to use bathroom at same time and then everyone gets late for work. This is why everyone will need to choose a fixed time to use the bathroom in the morning to avoid anyone getting late.

7) I will do a room inspection once per week to make sure the room is kept clean and tidy and hoovered with no food, drinks or rubbish laying around on the tables or floor and also no damage has been caused to the furniture, carpet, bed and any part of the room. I will also check that no food or drink has been spilt on the carpet, this includes food crumbs on carpet and stains from any spillages.

Please note: any damage to the furniture, mattress, chest drawers, dressing table, equipment or carpets or any spillage on carpets from food or drinks or any stains on the carpet will be deducted from the final deposit in order to repair, replace or clean. This will be part of the contract.

Minimum length of stay is 4 months. Deposit will be refundable only after minimum 4 months stay. If you leave before 4 months or if you get evicted before 4 months for either breach of contract or for rude or aggressive behaviour then deposit will be Non Refundable. A contract will need to be signed.
