I am a Male Landlord and I live in a 3 Bedroom Ground Floor Flat. I am a live-in Landlord. I am looking to put the Single Room on rent in my personal home.

I am looking for a Female Lodger for the Single Room for 1 month only. This is because I have another Female Lodger moving into the room on 3rd January 2026 so I need someone until then.

The reason I prefer Female Lodgers is because from experience previous Male Lodgers have not kept the place clean, have stolen from the property and have caused alot of nuisance.

Rent for Single Room will be £500 for 1 MONTH and £500 DEPOSIT.

All Bills included such as Electricity Bill, Water Bill and Council Tax Bill.

1 SHARED BATHROOM AND 1 SHARED KITCHEN.

The Single Room comes with 1 Single Bed, 1 Chest Drawer, 1 Dressing Table and 1 Built-In Cupboard.

I will be providing WiFi for the Lodgers to use.

The Flat is in Romford and is a 15 minute walk to Romford Station and a 15 minute walk to Queens Hospital. The station is on the Elizabeth Line so you can get a straight train into Central London which only takes 30 minutes. The Post Code of the Flat is RM1.

As you will be living in my house, there will be house rules to follow such as:

I am looking for someone who will NOT cook or eat Fish or Pork inside the property. Fish and Pork is not allowed to be cooked, eaten or stored inside the property. This will be part of the contract.

Smoking is also not allowed inside the property. This will be part of the contract.

Boys will not be allowed inside the property unless permission is granted by Landlord first. This will be part of the contract.

I require someone who keeps the Bedroom, Kitchen and Bathroom clean at all times. This means cleaning the Kitchen and Bathroom everytime after using.

I will do a weekly room inspections once per week to make sure the room clean and tidy and hoovered and also no damage has been caused to the furniture, bed or carpet. I will also check that no food or drink has been spilt on the carpet, this includes food crumbs on carpet and stains from any spillages.

Please note: any damage to the furniture, mattress, equipment or carpets or any spillage on carpets from food or drinks or any stains on the carpet will be deducted from the final deposit in order to repair, replace or clean.

Minimum length of stay is 1 Month and Maximum length of stay is 1 Month. I need someone until 2nd January 2026.

Deposit will be refundable upon leaving only and after staying 1 Month. A contract will need to be signed.
