Newly refurbished double room in a 2-bed flat

Hello!

I am renting out my spare bedroom (recently repainted, brand new mattress and carpet). It comes fully furnished but there is extra space if you wish to bring in an armchair or another piece of furniture. Kitchen is brand new and we will be sharing the living room which has a sofa-bed for guests (if any).

Bills per month, per person:
£80 Council tax
£30 water and internet
gas and electricity comes around £25 pcm in summer but £40 pcm in winter

The flat is located in a beautiful victorian building with a well, maintained, shared garden. There are great transport links - Surbiton station is at 15-min walking distance - a train to Waterloo takes just 16 mins but Wimbledon and Clapham could be reached in about 10 mins. The bus station is 6 min away - from there one can reach Kingston University or the riverwalk in 10-15 mins.

I am 36 yo, working in the city as a contracts negotiator (9-5, working from home on Tuesdays and Wednesdays). I am social and I enjoy chatting/cooking over a pint/glass of wine but respect people's privacy.
