We have for rent a lovely double room in our beautiful three bedroom georgian townhouse.

I am currently living in the property with my two flatmates (1 male & 1 female) but we are now looking a new flatmate (female preferred) to take my room as I am moving to London to live with my boyfriend.

The house is located on one of Surbiton’s premier roads (Maple Road) and has the benefit of being just a short stroll away from some of Surbiton’s best bars and restaurants. There is also a farmers’ market on Maple Road once a month and Waitrose/Sainsbury’s/M&S are less than five minutes’ walk away.

The house itself is just four minutes walk away from Surbiton mainline station (zone 6) which is excellent for commuters with fast trains to London Waterloo taking under 15 minutes. On-street parking is also available at the property by purchasing a parking permit from Kingston Council for £80 per annum (parking is then possible on Maple Road, the river roads or St Andrew’s Square – Zone R).

The house is set over three floors and has recently been refurbished to a high standard; everything is brand new. The house has everything you could need in the communal areas including all kitchen appliances, big flat screen TV, DVD player etc. The Kitchen itself has a dishwasher, fridge freezer, washing machine, etc. The property also has the benefit of a luxury bathroom with a deep bath and nice shower. There is also a second WC downstairs in the property which Lottie (girl flatmate) mainly uses but can be used if someone else is using the bathroom.

The house has a lovely little garden too which we are currently in the process of doing up. This should be ready for summer sunbathing/relaxing with a glass of wine or having a BBQ.

The property is rented through Dexters in Surbiton and managed by a private Landlord who is very nice and promptly attends to any issues we flag up.

You couldn’t ask for nicer flatmates than Lottie and Dan. They are both very friendly, relaxed easy to get along with and great fun to be around. Both are professionals and work full time and therefore the new tenant should also be a professional. The house is a very relaxed place to live; we like to have one bottle of milk in the fridge and not three, and anyone who moves in will quickly feel at home. I have absolutely loved living with both Lottie and Dan and we have become good friends. The new tenant really couldn’t wish for two nicer people to live with.

The Room itself is a small double with enough room for a double bed, wardrobe, desk etc. The room enjoys plenty of sunlight during the day and is really cosy in the evenings. As Maple Road is a “Low Emission Zone” no busses or lorries come down the road so it is nice and quiet too despite the room facing the road. In terms of furniture, the room is unfurnished (except for the blind and lampshade which come with the room) but I can leave my canvas wardrobe and bedside table for you if you wish.

I would like to move out on 14/15th June 2013. Therefore, it would be perfect if the new tenant could move in on Saturday 15th June. It may be possible for me to vacate the room earlier (say 1st June, and this could be discussed if needed). However, the 15th is the preferred move in day for the new tenant.

Deposit & Agents’ Fees: The security deposit for the room is £663. 75. This amounts to six weeks rent. In addition, the new tenant will need to pay Dexters for the applicable reference/credit checks which I think is £120. As you will be replacing me, it will be easier for you to just pay the above deposit to me and my original deposit can stay with Dexters and become yours.

Rent: The Rent for the room is £479. 37 pcm. Rent is payable on the 1st of each month. If the new tenant can move in on 15th June 2013, half a months rent can be paid to me, together with the security deposit, to cover the period between 15/6/13-1/7/13.

Bills: In addition to the monthly rental amount, bills are typically as follows: Council Tax: £65pcm each
Utilities: £45pcm (inc. Water, Gas, Electric, Broadband, TV Licence) – This is an approximate amount and can differ slightly depending on the time of the year in relation to Gas etc.
We have recently set up a house kitty for essentials like toilet paper, washing powder/softener, washing up liquid etc. So, everyone simply chips in when needed and we get the essentials delivered.
