Large double/studio. Own entrance

We have a room to rent in our house.
Its a large double room with a shower room/toilet next to it (you will pretty much have the shower room to yourself).
You have your own entrance and hallway and will have the space to yourself.
You will have your own fridge freezer and there's a utility room down the hallway with the washing machine you will share.
Its an annex that's connected to our family house so it will be like renting your own property with all the bills included. It's basically a studio apartment.
You will have to be self sufficient and looking for somewhere where you will be left alone.

Professional female non smokers prefered. NO COUPLES. References needed. We are looking to rent it out in the next few weeks. 1 months notice either side if things don't work out.
