Double Bedroom with private bathroom - 2bed flat

Hello,

My current flatmate is moving out by end of July hence I will need a replacement. The double bedroom comes with a big private bathroom. The flat has a big living room, modern kitchen, garden and an assigned parking place. The neighbourhood is very nice, quiet and there is a lot of greenery around. Only 1 min walk from the closest bus stop (buses no U1, U4, U7, SL8, A10, 102, 427, N207 and 724). Good connection with most of the city. The closest tube station - Uxbridge station (Metropolitan and Piccadilly lines) is only a 10/15min walk or you can get on a bus which will take you there in less than 5min. Elizabeth line is about 10min drive away if you need a quick connection to the center of London. Uxbridge shopping centre is also very close by - about 10min walk.

You will be sharing the flat only with myself (27yo female).

Bills are not included in the rent price.
Additional bills to pay are: council tax - Band C, electricity and gas, water and broadband (if you wish to use it).

You will also be required to provide references, proof of employment and income, proof of right to live in the UK and additional documentation required by the agency.
You will be added to the tenancy contract hence no short term lets. The tenancy agreement length is 2 years with a 6 months break clause. You are also free to extend the stay if you wish to. Notice period is 6 weeks.

No students will be accepted, sorry! No pets are allowed in the flat either, sorry!

The bedroom comes partially furnished. The desk and the black shelving unit are no longer in the property, but a wardrobe can be placed in the bedroom. Bed is as seen on the picture.

Preferably, you would be a female in your 20s or early 30s, but anyone is welcome to enquire.

I work full time from home (hence I need quiet and peace during the day). I’m very clean and tidy and I would expect the same from a new tenant. No strict rules or cleaning rota tho. I’m very open minded and don’t care what you’re doing as long as it doesn’t affect me 😅
