ABOUT THE HOME
We are looking for a considerate female lodger, ideally a student or professional, for a private room in our clean, settled family home beside King Edward VII Park.

This may particularly suit someone who would feel more comfortable in a well-cared-for, owner-occupied home than in a busy HMO or multi-tenant property. We are taking only one lodger, and your privacy and independence will be respected.

THE ROOM
The furnished, compact double-sized room measures approximately 3.7m by 2.4m. It is currently arranged with a single bed to provide more usable space, but we can supply a double bed if preferred.
The room includes:
- Single bed, with a double bed available if preferred
- Wardrobe
- Chest of drawers
- Desk and chair
- Sofa, which can be removed if you would prefer more floor space

Windows at both the front and back provide plenty of natural light and views in both directions. The room is on the opposite side of the landing from the family bedrooms and does not share a wall with any bedroom, helping it feel separate from the other bedrooms.

YOUR OWN SEPARATE KITCHEN
As our only lodger, you will have a separate modern fitted kitchen. It is entirely separate from the family’s kitchen, allowing you to prepare meals independently and follow your own routine.
The kitchen includes:
- Hob
- Oven
- Fridge-freezer
- Microwave
- Toaster
- Kettle
- Air fryer

BATHROOM AND DOWNSTAIRS WC
The modern shower bathroom is directly beside the bedroom. It is technically shared, although in practice it will mainly be used by the lodger because the family has another bathroom that we normally use. We may occasionally use this bathroom if the family bathroom is occupied. There is also a separate downstairs WC.

PRIVACY AND HOME ENVIRONMENT
This is a settled, owner-occupied family home. We take care to keep the house clean and welcoming. Unlike a busy multi-let household, there will be only one lodger and no changing group of unrelated tenants.

This offers the reassurance of living in an established home while still having your own space, use of a separate kitchen and a bathroom that will mainly be available to you. We will respect your privacy and independence. You are welcome to keep to your own routine, although you should be comfortable with the normal sounds and activity of a family home.
