Lease take over for Wembley Student Accom Room

Looking for a student tenant to take over the lease of my Bronze En Suite Deluxe Room in IQ Sterling Court. The room has a single bed, ensuite bathroom, shelves, wardrobe (with additional drawers inside), a window and a full length mirror. Bills, such as heating and water are all included in the lease and broadband is as well. The new tenant would be sharing a kitchen and living area with 5 other female room mates. The location is ideal for students, as it is 5 minutes walk from Wembley Stadium Station, Wembley Park Tube Station and 15 minutes walk from Wembley Central Station. There are also plenty of bus stops around. Additionally, Wembley Stadium is around 2 minutes walk away from the building. Surrounding the location are supermarkerts, such as Tesco Express, Co-op, Lidl and Sainsbury's. Right next door is the London Designer Outlet, with a cinema and plenty of restaurants to choose from. The current flatmates are nice, tidy and quiet, so the new flatmate should be as well. The new flatmate should also be able to move in as soon as possible, from the 14th of December. The new tenant should be able to take over the full rest of the release until August and if not, be responsible for finding someone to take over the lease from them.
