One bed flat - 10th floor of a new build

Move in:
Looking for someone to take over the lease which is valid till May 2026. The lease can be renewed if you love living here as I have.


Transport:
The Wembley Park station is a 10 minute walk away. There are bus stops nearby as well.


Groceries:
There is a Co-op, Sainsbury's, Lidl and Amazon Fresh all within short walking distance. Costco is also within walking distance.

Entertainment:
The Wembley stadium will be in your backyard, along with the London Designer Outlet mall and Cineworld. There are many places to eat, lovely parks to walk through and a secret space behind a bookshelf on the ground floor that can be booked for personal parties. There are also grills on the roof and a separate terrace garden area with picnic benches on the second floor. From time to time, Quintain Living hosts resident events (they also manage other buildings around Luna) with free food and drinks. There are resident discounts to be had for various places nearby.

Amenities:
The state of the art gym in the building is included in the rent.
There are three lifts and the building is fully accessible. There are trash chutes a few steps away from the flat, no need to carry garbage downstairs. There is a washing machine and dryer, oven, fridge, and dishwasher.

Utilities:
My utilities as a single person with no pets comes to £78 per month. This will obviously depend on use (I take 2 hour long showers). Utilities and council tax are not included in the rent amount.

Pets:
The building is pet friendly and I have been told that there is a doggy day care nearby as well. There is a small additional charge for pets (~£20-£30, depends on size and type), do let me know if you need details.

References:
You will need references and demonstrate that you earn at least 42 times the rent amount annually (£84,672). A guarantor can be accepted instead of the income requirement.
