Hi gals 💕 We’re looking for another girl to share this lovely modern 3-bedroom flat!

The room is fully furnished with built-in wardrobes, large double glazed windows for lots of natural light and a shared bathroom

The flat:
- 3 bedrooms
- 1 bathroom (shared) , 1 en-suite (already taken)
- Large open-plan kitchen with modern and new fittings, and living and dining area
- Lots of natural light
- Balcony space

The location:
- 8-10 min to Wembley Park underground station (metropolitan and jubilee lines with excellent connection: 12-15 mins to Baker Street, Bond Street)
- Under 5 mins to Wembley stadium railway station (fast trains that run to Marylebone)
- 20 mins walk to Wembley Central underground, overground and railway station
- Bus stops right in front of the building
- Tennis and paddle courts, and local parks nearby
- A small store in the building (incase you want to pick up anything last minute!)
- Sainsbury’s local, Lidl, Tesco express, Amazon Fresh, Costco, Asda, along with other local shops
- London designer outlet
- Boxpark, pubs and restaurants

Costs:
- Rent is £1,082.30 per month
- Includes bills at £165 per month (£55 per person) (any over or under usage gets used as credit or is to be adjusted)
- Council tax is £87 per person/per month
- DEPOSIT: £335

Tenancy:
- This would be a sublet agreement until the tenant can be formally moved onto the contract (we’re hoping this can be done in January itself or between January and April at the latest)
- End of tenancy is mid November with potential for extension
- I’ve already extended the tenancy twice as I love the flat and my flatmates are just the best!
- Bonus 🤭: The building provides regular discounts at nearby restaurants and also hosts various social events and fitness classes

My flatmates 😊:
- Both are 28; one works in residential architecture and the other in business development
- They love a fun and cosy vibe, travelling, movie nights, cooking together
- Hybrid working

General house rules:
- Everyone takes turns to deep clean the communal areas once a week with the understanding of always keeping the flat tidy
- For the shared bathroom, it will be every alternate week
