There is a top floor modern, fully tiled beautiful presented shower/toilet room with under floor heating and towel rail, mirror and lots of storage..
The kitchen is large, bright, modern with integrated appliances, lots of cupboards, draws and surface space. washing machine and dryer.
This is a family home so you would be sharing with myself, my partner and my children (girls aged 24 years & 14 years)
We are a friendly, relaxed, clean and tidy close family with no pets.
Ideally, we are looking for a friendly, full time professional/students/PostGrads who in return is also tidy and clean and who is looking for a quiet , secure home especially if you are out and about during the week and weekends, a room in a safe environment and who wants their own privacy (no working from home pls) and someone who can relate, understands and respect our family's space and environment and you can also expect the same in return.
No couples, pets, sleep overs and no parties pls..

Location is excellent, literally 10/15 min walk/5-10 bus to Woodford, London Underground station (Central line) and a good selection of local amenities, i. e. Co-op & Costa coffee, cozy cafes and restaurants and surrounding nature parks.
Room available now. Single female preferred and rate is £850pcm inclusive with a 5 weeks deposit required. Employers / Education and Landlord References , proof of income and Right to Rent documents will be required.
Short-Lets & Monday to Friday can be considered - Rate TBC
One months termination notice (both sides) available. Min stay 2 months.
There is plenty of off-street parking available with no restrictions on the road.
