Friendly and accommodating man here but want to be clear so it works for both of us.

It's a very large room available in big flat.

The room is only for 1 person.

Comes with a bed that will not be removed everything else is negotiable

Separate lounge with a TV so any TV watched after 8pm will either be on headphones or in lounge as I'm a very early riser.

Overnight guest can stay only if agreed beforehand and not more than once every two weeks.

There are local amenities such as cafes, restaurants, gyms, library and G. P nearby.

There are good transport links serving the local area and central London.

Access to Epping Forest is within 5 minutes walk.

Cleaner comes every two weeks.

All bills included in the monthly price.
