Available mid August, date not confirmed so a bit flexible.
Large front bedroom with massive en-suite bathroom, 10min walk from the tram into Manchester City Centre. In a peaceful but popular neighbourhood.
I‘m looking for a woman or non-binary person aged between 25-35 to rent the room. Someone calm and friendly, being creative is a bonus!
The room:
- First floor front bedroom
- The stairs in your room lead to a large en-suite bathroom with a bath, shower and skylight. Lots of under-eaves storage space up there too.
- furnished with a double bed, double wardrobe, additional single wardrobe, mattress, chest of drawers, bedside tables, lamp, mirror.
- your door is lockable.
- there’s space in the room for you to put a small desk
The house:
- It’s a two-bedroom house, my room is the back bedroom. I have an en-suite bathroom too. All downstairs spaces will be communal. The front door opens into the front room. Decent sized new smart TV.
- The kitchen is huge and we have two ovens and a massive American-style fridge/freezer, we will divide the cupboards 50/50 but we will each have loads of space.
- there is a dishwasher!
- there’s a separate dining area with bi-fold doors leading to a decking-covered yard which is big enough for a small table and two chairs in the summer.
- there is a communal garden behind the houses (row of about 6 houses) that is maintained by a neighbour
- in the cellar there’s a washing machine
Location:
-It’s a dead end street so it’s quite quiet, with the occasional train going past. The house is just a few minutes walk away from Stamford Park which has public tennis courts and there are a few cute cafes nearby. There is on-street parking available but there aren’t always spaces right outside, but usually round the corner on the next street.
- 5mins walk to a big Tesco and Sainsbury’s.
- Only 10mins walk into Altrincham town centre and the Metrolink, bus and rail services.
- Only 10 mins walk into Hale village with loads of restaurants.

Living with me:
- hi there! I‘m Emily and I am a 28 year-old woman. I work as a videographer. I have recently moved back to Manchester after being in Berlin for a few years. I love movies and art, several of my drawings and paintings are on the walls in the house.
I am not a huge party-person, I go out sometimes but mostly to enjoy music/dance. I like techno and metalcore music. I don’t drink much and don’t do drugs. I like for my home to be a calming environment and am not always in the mood for lots of conversation.
Values:
I want both of us to feel comfortable and free to be ourselves. I do not like passive-aggressive behaviour, it’s best to talk about any improvements we want to make to our co-living situation.
It would be great if we could be friends. I don’t want us to ignore or avoid eachother either. I am also happy with just a pleasant vibe where we share a meal or watch a movie occasionally.
I will not permit drug use in the house.
No smoking. I allow guests to smoke in the yard but this is only very occasional, it would be better if you didn’t do that everyday, since my bedroom is right above the yard and I don’t like the smell.
Please be respectful as I have put a lot of effort into furnishing the house and we have recently installed a new floor downstairs, new sink and worktops and have painted the front room.
You are free to work-from-home in your room but please do not work in the kitchen whilst I’m home (I‘ll do the same), as we should both feel free to cook and eat meals and sit at the table whenever. Same goes for the front room, it should be a place where either of us can sit and relax/read/watch a movie.
You can play music on a speaker but not while I’m trying to sleep. But be mindful of the neighbours.
We will let eachother know when we want to invite friends over for dinner or something.
You can have an overnight guest in your room, but for no more than once a week on average.
Please be mindful of mold and air out your room often, especially the bathroom, but leaving the window open for days on end is not good either.
The thermostat is located at the bottom of the stairs so the heating setting affects both our rooms at the same time, so we both just need to be mindful of this and ask eachother if we are too warm/too cold etc.
Do not remove any furniture or communal objects from the house. Let me know if you want anything from your room taking out and I can find a place to put it.
