THE NEIGHBOURHOOD / LOCATION :
The apartment is based in a prime location situated in Ancoats, (cutting room square M4 6WX ). It's probably one of the most desirable neighbourhoods to live in the city centre. While it was voted in the top 10 neighbourhoods in the world according to the New York Times and placed at 33 in Timeout magazine.
It's close to good transport links, Manchester ring road, surrounded by quiet bars, wine bars, coffee shops including Queer lite Europe's largest gay book store and coffee shop just around the corner, including restaurants and Rudy's pizza. Hallé St Peter's concert hall is directly in front which also as a great della and coffee shop (cafe cotton), while pure gym, Aldi and Manchester's Northern quarter are all within a 5 minute walk, including the city centre.
The apartment over looks the square, which is popular during the summer months until around 10'ish, after which its quiet and peaceful, and even though the apartment is in a central location there is no traffic noise neither, and its not surrounded by tall buildings... There is a craft market on the square on the 1st Sunday of each month.
Nearest Tram stop would be Piccadilly Gardens 8/10 minutes walk.
Manchesters gay village is around a 10-15 minute walk, if that. While Manchester Victoria and Piccadilly train station are both within a 10-15 minute walk and Manchester Uni is about a 30 to 40 minute walk if that.
THE APARTMENT AND ROOM :
The Rent is £850 per calendar month (plus a £250 deposit which will be refundable when leaving as long as there as been no deliberate damage caused to the property, fittings, fixtures, or the furniture, and the keys and fob are returned.
All the bills are included in the rent (these would include the council tax, water, electric, high speed broadband/wifi 500 Mb/s, sky stream, including Netflix). - no more hidden costs.
£250 to hold the room and deactivate the ad ( or payable with the first lot of rent when you move in)
The room is fully furnished, it’s a double with a King size bed. You’ll also have full priority of main bathroom which is directly outside your room. (shower only no bath ) this will be for your use only, and for any guests that you have around, myself and my guests will use my bathroom. .
In the kitchen you have your own fridge and separate freezer, plus you'll have own cupboard space x 2 cupboards.
And there is is also a laundry cupboard in the hall, with a separate washing machine and Dryer.
There is No balcony, however there are two Juliet balconies in the living room
The room is fully furnished and also includes:

1x Double wardrobe with 1 large drawer
Lamps
Mirror
Kingsize bed, with a brand new luxury mattress. (Not been used)
Large Rug
Bed side cabinet
Black-out blinds

I’m also planning on putting a decent desk and chair in soon, for anyone who may be planning on working from home occasionally.

There is also free bike storage, which can be left securely locked in the car parking area
The apartment: decent size, well looked after, secure entry, lift, 4th floor, large open plan fitted kitchen, kitchen Island with seating area, corner sofa, 55" television, two 2x Juliette balconies over looking the square, plenty of natural light during the day, washing machine, separate dryer, All mod cons and kitchen appliances, dishwasher, Microwave, Hob, Oven, Air fryer. Plus all the usual kitchen items.
IDEALLY, ALTHOUGH NOT NECESSARILY:
Ideally looking for someone straight, just as long as you're LGBTQ friendly, sound, and open minded, and you're able to afford the rent each month without any issues, and I don't have to ask each month :)
- Someone who is easy going, down-to-earth, chilled, responsible, and is happy doing their own thing, but may be occasionally down for a drink/coffee, night out once in while or just chilling watching a movie with a brew.. but its no big deal if not.
- Clean and tidy, but isn’t excessive, considerate, and will treat it like their own home, and not some dos pad for all your mates to stay every night…
I would prefer someone who isn’t going to be working from home all the time, although if it’s only a couple of days each week, then that’s not an issue, but we can discuss this.
It would be nice to live with someone who is sociable, however happy doing their thing, rather than it feeling like two strangers occupying a space with nothing in common, and the place becoming cold and un-homely. I would like the atmosphere to kinda remain the same where it's comfortable, chilled, relaxed and easy going, while taking into consideration the other neighbours and residents in terms of noise.
WHAT I'M NOT LOOKING FOR:
I don’t mean for this to sound like a demand list, I don’t care what you do or what you’re in too.. I’m super chilled, open minded and very laid back, but that doesn't mean that I let the place become untidy.
NO PARTIES, NO CHILL OUT PARTIES, NO AFTER PARTIES OR LARGE GATHERINGS AFTER 11PM
Other then that I couldn't care less... I just like home to be home. If you want invite friends or partner around to chill or for pre-drinks before heading that's cool, same with dates , no issues. there're more then welcome to stay over, Just don’t move them in :)

I'm originally from West Yorkshire, British, Gay, I've lived and worked in Manchester City Centre for the last 20 years.
Professional, I currently work nights (9PM-7.30AM) and my days off change weekly. I do 5 in and 4 off. The 5 days that I do work, I tend to stay low key and you'll hardly see me...
“if you’re concerned about making noise during the day or feeling you may have to tip-toe around, you have nothing worry about it doesn’t bother me and you’ll have the place to yourself most evenings, and until mid afternoon.
I’m naturally quite a quiet person at first... I’m a happy mix between introvert and extrovert, friendly, polite, and I enjoy my own company so don't be offended
Although, that being said, once I do become comfortable.. I’m very out going, , open minded and down to earth and very sociable, and I enjoy all aspects of city living and the great outdoors...
I usually end up going to the village often then most, usually like to hang out in Via, and Eagle, and around the Northern Quarter..
I also respect and appreciate that others also enjoy their own space, privacy and down time too.
I do smoke, However “I do not” smoke in the apartment, only in my room next to the window, so if that’s a concern you’ve nothing to worry about .. If you smoke yourself that’s fine, but I would prefer you smoke next to window/balcony and not inside the apartment.
I like to keep the place clean and tidy, but also liveable, so a little clutter is fine as long as it doesn't build up for days... so someone who's also going to treat it like their home, and not temporary accommodation would be great.
I’m cool with pre-drinks and music if you decide to head out, but once the nights over and the bars and clubs close, I like to return home and chill, and not drag the entire club or canal street back home with me! .... I just don't want large parties, tones of noise after 11pm or before 8am simply out of respect for the other residences.
Other interests also include: travel; beach holidays; wild camping; mountain biking; city breaks; sight seeing; I do a lot of solo traveling, especially on my days off during summer months around Europe, backpacking, nature, hiking, interior design, fashion, nights out, dance, trance and electronic music; cooking, healthy eating although I love a good take away now and then, and all the usual city stuff, restaurants, bars, coffee shops, cinema .. and the odd show or theatre
Okay, I understand I may have gone a little to far with this whole spareroom ad but hey, least you kinda get a general idea, and I think it's kinda worth knowing about someone before you y'know decide to live with them :)
