One Double Bedroom in Large Townhouse

The House and Room -
This is a townhouse with tall ceilings, large windows, and is very well insulated. There's a downstairs toilet and the pictured bathroom which will be shared between yourself and Ange, the other tenant (I've got my own en suite). The kitchen has a double oven, induction hob, and dishwasher. There's also a washer/dryer. The house has an outdoor terrace which leads onto a large communal garden, beyond which is the canal.
The bedroom comfortably fits; a double bed, wardrobe, and desk (pictured desk not included), measuring at 5m wide and 3m deep, with large windows.
Location wise, it's great, the house is right on the canal and is an easy 5 min walk to the centre of Ancoats, and a 15min walk along the canal to Piccadilly Station. Then about 15mins the other way up the canal to the Etihad.

Us and Griff (the dog) -
Both myself and Ange work full time, mostly from home. We both enjoy going for beer, gigs and all that Manchester has to offer. As well as chilled evenings in watching a film or some sports (boxing/UFC/F1 etc), whilst also enjoying our own space.
Griff is my small cockapoo (only 8kg), he doesn't moult and he's well behaved. He does get excited when guests come over, but he calms down and day to day he's a calm dog who loves a cuddle (great hot water bottle) and a play. He doesn't bark for attention, he'll just sit and try and win you over with his puppy eyes.
I won't expect you to look after him for any extended periods of time.

All of the above are total per month, the water and electricity will obviously vary but are indicative, and tax is paid 10 months of the year so split evenly between three would be circa £130-150 per person, per month
