Description

Hi, I am looking to move back to the south and need someone to take over my tenancy. It's under X1 sales and lettings. So far I haven't had problems with them, they fix issues within the week that I report them so haven't been bad (in my experience). It's a light and very spacious property.

It has a gym and 24/7 security with fob access to communal doors so it is very secure!

The property contains a dishwasher, oven and hobs and washing machine within the flat. It is one of the rarer flats in the building that has a balcony that extends to the bedroom. The flat also comes with ventilation so you will always be getting fresh air (although in winter you can turn this off so that you don't get too cold).

It contains a double bed, wardrobe, chest of drawers and bedside drawers. As well as a 2-person sofa, TV stand, coffee table and a 2-person dining room table.

It is purely electric so there are no gas bills, my electric bills are relatively cheap for 1 person (plus I work from home quite a bit) and usually come to £55-60. The shower has very good power and the water is warm immediately so it's good if you need to have a quick shower. My current internet provider is hyperoptic so you should have an easy set-up with them.

It's in a perfect location with only a 10-minute walk to Piccadilly, local shops, Aldi and Puregym and is in walking distance to the city centre.

The flat has really thick walls, which means it's good for energy savings and keeping noise out! I have very quiet and respectful neighbours.

The flat is perfect for a single professional or a couple.

For the tenancy, the agency will require referencing (this can take a few weeks). The referencing will include:
Your current address (proof of residency/utility bill/drivers license/phone bill dated in the past 3 months),
Previous Address (to cover past 3 years),
Photo ID (Passport/Photo ID),
Any bad credit notifications (if you have bad credit),
Income (between all tenants/tenant it should come to 2.5x the annual rental sum or you can self-certify your earnings by providing 6-months of bank statements),
Right to rent in the UK (if required),
Employment details (have a job offer/have a contract) for people who are self-employed you need proof of 1 year of accounts,
Guarantor's details (if you do not meet the 2.5x annual sum of rental agreement or do not meet the proof of income for self-employed). The guarantor must make 3x the annual rental amount for the property.
Referencing is NOT done through me so please don't send me any of your personal details. This will be done through the agency's professional referencing team :)

So for the minimum salary it is £30,000 an applicant/combined applicants must make. Or applicant/s can make less than that but will need a guarantor that makes a minimum of £36,000.

They give an option of a reposit (1-week non-refundable charge) or a deposit (£1000) so you don't need to provide a deposit if that's what you'd prefer.

It is Council Tax band B.
