Flat share

Hi! I'm looking for a new flatmate in our apartment in Ancoats/New Islington. It's a cosy double room, fully furnished, with its own bathroom (not ensuite), available from 1st November. There's also an open plan living room and kitchen and a balcony. Plus a storage room and the usual storage space in the kitchen if you need. We're on the fourth floor so there's good views of the Peak District and the Etihad. There’s a lift, so in theory the flat is accessible - however, recently it has been breaking frequently and taking over a day to fix. No pets.

I need someone who can move in by the 1st November, as my flatmate is leaving end of October.

About the area: We're a 20 minute walk from Piccadilly station, a 30 minute walk from Victoria and a 10 minute walk from New Islington tram stop (Ashton - MediaCity line). For those with cars, there's no free parking, but you can rent a space outside the building or there's free parking in nearby streets. Co op is the nearest shop, with an Aldi about a 7 min walk away, and Cask is our local pub (and Pollen for hangover breakfasts).

About the rent: It's £525 a month and we're on a rolling contract so you can give a months notice and leave anytime. With bills, the total cost is £715 per month.
At the moment, bills come to around £190 each, the breakdown is:
£67.50 energy
£83.50 council tax (band C)
£10.75 wifi
£27.95 water

About the room: We're advertising the second double bedroom which is the one without the ensuite. It has a floor to ceiling window that overlooks Rochdale Canal and a nice cosy feel.

About me: I'm Fran, I'm 27 and I work as a project manager. I like going out with friends, reading, watching telly, salsa. I’m looking for a friendly flatmate who’s also respectful of alone time and space when needed.
I’m also looking for someone tidy and someone considerate of noise because I am a v light sleeper.
