1 Bedroom in Cosy Ancoats Flat

I'm moving out of my lovely Ancoats flat to live further out of the city so I'm looking for someone to take over my tenancy from approximately 15th Jan/around then. You'd be signing a new lease with the existing tenant.

The flat:

2nd floor corner flat with lots of windows/light, big living room/kitchen/dining area with all the amenities like oven, microwave, hob, big cupboards, fridge and freezer.

The bedroom is a furnished room with a double bed, two bedside tables and a big set of built in wardrobes. The shelf unit and the desk are mine so would be gone for you to add in your own furniture. The bed has built in drawers too.

The bathroom is a bath shower and is exclusively for your use as the other tenant has an ensuite, the bathroom is lovely and big with under sink storage.

The building has a 24 hour concierge and has resident events like mixers and workshops etc, there's a lovely space at the top of the building that you can hire for free for parties and events, and a roof top garden terrace too. There's also a huge co working space if you WFH and a cinema room and mezzanine.

The building is opposite a grocery shop and is 5 mins from an Aldi, the flat is right on the edge of Ancoats & Northern Quarter but is still lovely and quiet as our flat doesn't face the road.

Louise (flatmate) is a nice chilled woman who does hybrid working so sometimes from the office and sometimes from her room. She's nice and tidy, is mostly quiet and is vegan. She would prefer a woman to move in, bonus points if you're veggie but not a requirement.

Rent: £760pm each (additional £50 if you have a pet)
Bills: £110pm each (council tax, water, electric, WiFi)
I'm moving out around 12th Jan so rent would be around £420 for Jan.
Deposit: approx £350 each

The affordability requirements are around £25-26k a year, without that a guarantor is needed.
