We’re looking for a new flatmate to join our lovely apartment in Ancoats / New Islington. The room is a cosy, fully furnished double with its own private bathroom (not ensuite) and will be available from the 1st of November.

* Double bedroom with floor-to-ceiling window overlooking the Rochdale Canal
* Private bathroom (not ensuite)
* Open-plan kitchen & living room
* Balcony with great views of the Peak District & Etihad
* Storage room + shared kitchen storage
* Located on the 4th floor (with lift access)

🚫 No pets, no smokers please.

🧍‍♀️ Who you’ll be living with:
You’ll be sharing the flat with Alice (25) and Noé (22) – we’re a French couple, working in marketing and training as a pilot. We’ve been living in Manchester for about a year and are pretty chilled – clean, tidy, and more into Netflix and cooking than parties. We’re usually out during the day and around during evenings and weekends.

👀 Who we’re looking for:
Ideally a female flatmate who is easy-going, respectful, quiet, and tidy – someone who values a calm and friendly home.

💰 Rent & Bills:
We’ve divided the rent per 2 (because there are 2 bedrooms) and the charges by 3 (as we’ll be 3 leaving here).
* Rent: £525/month
* Bills (currently around £256/month), making it approx. £780/month total
Here's a quick breakdown of bills:
* Energy: £80.72
* Council tax (Band C): £54
* Wi-Fi: £8.30
* Water: £27.63 (a bit high due to a minor leak – being fixed soon!)
We're on a rolling contract, so you just need to give one month’s notice if you decide to leave.

* 10 min walk to New Islington tram stop (Ashton – MediaCityUK line)

🚗 Parking:
There’s no free parking in the building, but you can rent a space nearby or park for free on surrounding streets.
