Owner landlady looking for a very clean, tidy, mature minded, friendly and quiet lodger.

The flat is located in New Islington. 5 minutes walk to the tram stop, 10 minutes walk to Piccadilly station and about 15 minutes walk to the Ardnale Centre. No parking but can get one parking through the council.

The room comes fully furnished with your own private bathroom.

Single occupancy only

I am looking for someone who does not work from home due to high cost of electricity. Not a hill I am willing to climb

🧽 1. Cleanliness- This is extremely important to me. I am very house proud person and want the flat to be clean and tidy at all times and if you are not the same then we are definitely not going get on. I expect you to clean after yourself and leave shared spaces the way you found it.

💰2. Pay your rent on time- I expect your rent to be paid on time every month as i don’t want to spend time chasing you.

🧘‍♀️3. Noise level -I enjoy a calm, positive, quiet and peaceful home and is very mindful of noise and would expect the same. Occasional visits from friends are fine but must leave by 10:00pm. No overnight guests

📞4. Communication - I am super friendly and approachable so if I have annoying habits that annoy you then please tell me. Vice versa 😊

👋5. Notice period- Ideally looking for someone I can live with long term however you are free to leave whenever and I am free to ask you to leave whenever. If this happens I will give you a months notice and would appreciate the same

The rent is £1000 per month. A deposit of £500 is required at the start of the tenancy which will be refunded in full if nothing in the flat is damaged when moving out. First months rent plus deposit comes to £1,500 payable before start of tenancy

I like socialising but also value my alone time and respect others privacy to do the same.
