Description
Double Room with Ensuite – Available from 27th February
Reposting due to a last-minute drop out
A lovely double room with its own ensuite is becoming available as my current flatmate has just bought her own place (so exciting for her… slightly sad for me!).
The flat is currently on the market, but there’s been very little interest so far. The agent expects that even once a buyer is found, completion would take at least six months. The tenancy will begin as a rolling contract under the new Rental Reform Act, and once the Act comes into force (May), a minimum of four months’ notice would be required.
💰 Costs
Rent: £600 per month
Bills + council tax: approx. £145 per month (usually less in warmer months – it’s a new build and stays super warm!)
Standard referencing will be required by the landlord once we’ve agreed it’s a good fit.
📍 Location – Ideal Manchester Spot
• 2-minute walk to New Islington tram stop
• 5-minute walk to New Islington Marina
• 10-minute walk to Aldi
• 10-minute walk to Cutting Room Square
Perfect if you want everything within easy reach.
🏠 The Flat
Fully furnished throughout. All large living room items are included (sofas, dining table, chairs, TV stand, fridge, dishwasher).
Your room includes:
• Bed
• Wardrobe
• Bedside table
• Chest of drawers
• Private ensuite bathroom
It’s a 2-bed flat with separate bathrooms for each room, a shared living room with two sofas, and an open-plan kitchen with a dishwasher.
There’s a small Juliette-style balcony (not big enough to sit out on, but lovely for fresh air in summer) and a utility/storage cupboard with a washing machine.
As I’m staying, the flat already has all the shared essentials — hoover, mop, pans, glasses, mugs, bowls, etc. — so it’s ideal if you’re moving with minimal furniture.
The building itself is a modern new build: very clean, secure, and incredibly warm (the heating only went on last week thanks to January being particularly cold ❄️).
👋 About Me
I’m Grace, just turned 30, and I work in recruitment. My current flatmate is a friend I met while living in Australia, and we’ve always treated this flat as a home — not just somewhere to sleep. Think cosy TV evenings, good chats, and the occasional drink or dinner out.
I moved back from Australia last year (after previously living in London) and I’m keen to properly settle into Manchester life now I’ve started a new job. I’d love to live with someone social, friendly, and up for exploring the city — ideally someone I can genuinely call a friend, not just a flatmate.
Ideally looking for a female professional around my age, but open to messages from others too — just no students, sorry!
🌈 Extra Bits
• LGBTQIA+ friendly
• EWS1 form in place
• No parking space included
If you’re interested, drop me a message and include a little intro about yourself 😊
Thanks!
