Current household is clean and tidy, has been there for 1.5yrs, vegetarian and LGBTQ+ friendly.

Takeover of a 12 month fixed term tenancy via a novation of the agreement, on which 7 months are remaining. Landlord is open to renewing at the end of that period.

Move in date is Feb 13th subject to references and tenant checks being carried out in time (they got this sorted within a week for me).
