Room in friendly three bed house

I am moving out of my current house and am looking for someone to take over the tenancy. The room is spacious with lots of storage, and furniture included. The house has 2 bathrooms (one with a bath/shower), a living room and kitchen, and an outside patio area. There is street parking directly outside with a permit, or free just a 2 minute walk away. It is placed very conveniently, with three available bus routes and a short walk into university. There are also multiple corner shops near by. The house is friendly and clean, and there is a cat. She is very well behaved (and cute) and will keep herself to herself unless you want to make friends! She has also been kept out of this room. The property comes with all bills included excluding council tax, and July is free. I am looking to move mid-late April but can be flexible within this.
