Double room available in friendly house in M13

Have a room available now in M130FF. It’s a spacious room with loads of storage, desk, wardrobe & shelves as pictured.
Location:
The house is in a convenient location, with a short walk to uni campus or 3 bus options into the centre. There are three corner shops, as well as a tesco within walking distance, and it is only a 15 minute walk to oxford road.
The house:
The house has 2 bathrooms, one with a bath/shower and amazing water pressure. A living room and kitchen, complete with air-fryer, washer/dryer, oven and stove. There is also an outside patio area!
The room:
The room has a double bed, a wardrobe and chest of drawers, and has a whole wall of shelving. It is on the bottom floor of the house, with lovely sunlight coming in from the window in the morning. It is spacious and has a radiator that heats the room very quickly.
Rent is 600pm with bills included, and July is free. It is a great property for saving some money without having to worry about paying bills.
Pets:
There is a cat in the house (cat tax included)- she is very well behaved and has not been allowed in this room. She is friendly but will keep herself to herself if you do not want to interact!
Tenants:
The remaining housemates are Quinn and Cara. They are friendly and clean. I did not know them prior to moving in, and have now lived with them for nearly two years. I am only moving due to work, and have been really happy at the property. They both study and work, so the property is often quiet, but they are really easy to get on with. We watch tv, go on nights out, and go shopping together. It is an LGBT house so it’s important you share these values :)
Landlord:
The agency is helpful and quick to respond to email. The landlord owns a few of the properties on the street, and so has a dedicated handyman for the area. Any issues we have had have been very quickly resolved.
