Bedroom and office in a shared house

I'm currently living in a semi-detached house wirh my dog and got 2 bedrooms that I don't use. As such I have decided to look for a housemate. Both rooms are spacious enough to fit a double bed with plenty of space left. I was told the landlord won't mind repainting the walls if you don't lioe the children's room walls :D

The house is in walking distance to Bryn train station and a short ride / cycle to Newton-le-Willows so will be ideal for a mature student or a professional who needs links to Wigan, Liverpool, Manchester, Warrington and Preston.
Bills will be shared 50/50.
Both rooms come unfurnished but i do have a sofa bed that you could use if required.
Shared Livingroom has a large tv with consoles and streaming boxes.
Shared kitchen includes all the usual amenities.
There's a 1gb fibre installed so the Internet connection is fast and stable.
There's a large garden to the back of the house. Viewing recommended.
Note that there's a rent rise to the CPI index every February.
