I have a small double room to rent in a ground floor flat in the Howe Bridge area. Room available immediately.
The room consists of a double bed, wardrobe, chest of drawers and a bedside table and is decorated in a neutral cream colour. (The room currently has no bed as the old bed was needing to be replaced, but i will be buying a brand new double bed and mattress, which may take a couple of days to arrive)
The lounge area consists of a two piece brown sofa set, bookcase, coffee table, smart TV and stand and a dining table with 2 chairs.
The kitchen contains a fridge freezer, oven with 4 gas burners, a washing machine and the general appliances (microwave, slow cooker, toaster, kettle, mixer, plates, glasses etc)
Please note that there is no dryer, I do have a maiden.
The bathroom has the standard features - bath with over head shower, WC and wash basin.
To the front of the property is a large car park and there is also on street parking. To the rear of the property is a large communal garden, which can be accessed through the French doors in the living room or around the side of the property. I have standard outdoor items (a bistro table and chair set, 2 sun loungers, BBQ and a small shed for storing these items)
Close to major motorways, along a popular bus route, close to the v1 and v2 bus routes into Manchester, and a train station also in town.
All bills are included in the price under a fair usage understanding, any usage deemed as excessive will be discussed and charges may be applied. Council Tax band - B. Rent is typically increased once a year when bills increase, and i would give two months notice of any increase. Two months notice is also expected to be given if wanting to vacate the property, and likewise I would give two months notice too. If two months notice is not given, or you leave the tenancy in less than 6 months then the deposit is forfeited.
I am looking for a friendly, reliable, hygienic and down to earth flatmate, who is easy to get along with and isn't very messy/cleans up after themselves and pitches in with cleaning communal areas. I would prefer a female as I'm female myself. I would like someone who can pay rent on a monthly basis and due to previous issues I would only accept someone in full time employment.
I would consider someone who doesn't need the room full time (eg... Only at weekends or weekdays) for a reduced price, please message me to discuss further.
