Built in Aug 2019 this new, detached house comprises of 3 bedrooms, an office, 2 full bathrooms and 1 guest toilet. Kitchen and dining room, living room, garage as well as a large back garden. Rent includes off street, driveway parking space for 1 car.

The house is equipped with washing machine, dishwasher, espresso machine, 2 fridge/freezers, double oven, ceramic hob, multi-level heating system , Phillips XL airfryer, Bosh kitchen robot, Ecovac DEEBOT T8 robot vacuum and mop, state of the art American alarm system with 24/7 monitoring and guard response. Ultra fast dedicated fibre optic broadband (500Mbit) Fully stocked and equipped kitchen with many cooking devices to make your life easier. Porcelain tile flooring downstairs and luxury carpet upstairs, true marble tables and true wood chairs. Modern lighting throughout. We are in the process of making our home “smart” this will include voice operated lighting, smart thermostats, smart blinds, smart plugs and other devices

THE BEDROOM:

Located on the upper floor and faces the driveway. Equipped with a new double bed, desk, office chair, modern wooden blinds and a large double closet. The room is carpeted and there is no rooms on either side which makes this bedroom super quiet. Our tenant is welcome to decorate the room as long as no nails are used. Tenant is allowed to mount a TV in the room as long as the mounting is done by a professional. Usual cost of TV mounting is £65-£85. Tenant is welcome to paint the room as long as it is returned to us at the end of tenancy in it’s original state.

THE BATHROOM:

The main bathroom that you would share with only one other person comprises of a heating tower, toilet, shower and bathtub.

THE AREA:

Cottonfields is a brand new development located just 10min walk from the town centre where you can find a local butcher, fruit and vegetable stand, bakery, pharmacies, bank, post office, cafes, bars and restaurant as well as a large Tesco, Asda and other chain stores.

We are also in a close proximity to a large shopping complex where you will find a B&Q, large Asda, large Sainsbury’s, TK Max, large M&S, large Aldi, Food Warehouse, B&M and many other stores.

At the back of the development you will find a 14+ acres of green belt and park with walking paths. It’s a great place to enjoy a walk, jog or exercise.

There is a large leisure centre within 15min walk from our home that offers gym facilities, swimming pool, health spa, yoga and other classes.

GETTING AROUND:

Atherton is located within 20min of Manchester by car or train. The nearest station is located just 7 minute walk from the house and trains to Manchester and Wigan run every 15-30 minutes. You can also travel to Manchester by bus. The nearest bus stop is located within 7 minute walk from the house and the bus journey takes approximately 40min. The bus company that is servicing this line is the First Group.

Wigan, Bolton, Leigh, Warrington, Salford, Worsley, Blackburn, Swinton, Liverpool, Preston are all easily accessible by car, train or bus. Atherton is known to be one of the best connected towns in Britain.

ABOUT US:

You would be sharing the house with myself and my partner Peter. We are both in our mid 30’s, both professionals, calm, clean and respectful. Peter is from California and is a veteran of the United States Armed Forces. I’m a British citizen with Polish roots and I lived in the US for 11 years. US is where I got my degree and where I met Peter. We are both super easy going.

You would also share the house with our roommate Viv who is renting the other double bedroom. She is also quiet, respectful and calm. Viv is the only person you would be sharing a bathroom with since Peter and I have our own en-suite.

We all keep to ourselves really. Peter is a gamer and he works as an account manager for British Engineering. He games and works from his home office so you will rarely see him.

if not working in the city I usually spend my day watching crime shows or documentaries in the living room. I’m a General Manager for a Manchester based hotel but I also run a couple of my own online businesses. Most of my work is currently done from home.

Viv is a teacher and usually spends time working or watching films in her bedroom. Viv is also super friendly and easy going.

You are also more then welcome to have a TV in your bedroom. However, we do not provide cable TV or Freeview. You are welcome thou, to get either at your own expense.

We try not to be in each other’s way when we cook so we make a cooking time plan. We do the same with laundry.

The last member of our household is Lucy our well behaved cat. Lucy has her own space and usually spends time with Peter or I. Lucy’s self cleaning robot litter box is located in a separate and closed room and you will never know it is here. We also use air purifiers throughout the house to improve the air quality and reduce allergens.

Duvet, pillows, bedding and towels can be provided free of charge

Good quality toilet paper is provided free of charge.

FINAL NOTES:

This house has a lot to offer and it is a beautiful, modern property located in a lovely area. We require our future tenant to be respectful of the house as if it was their own. This household is an eco friendly household and we care about the environment. This house would be the best fit for someone independent, calm, clean and quiet. Our home is a friendly place for all regardless of gender, race, nationality, religion or sexual orientation.

DDS is accepted if referencing checks are positive.

Rent includes all bills + toilet tissue and can be paid weekly or monthly.

To move in a first months rent of £480 and £580 security deposit is required.

We understand that times are hard and we are willing to split the deposit into smaller payments to make the move less stressful on a potential tenant.

SHORT TERM TENANTS

Short term rentals will be considered on a case by case basis. Short term tenants will be required to go through the same set of checks as a long term tenant.

Short term tenant rent is as follows:

1-2 MONTHS RENTAL
£480 per month. Can be paid weekly

3-5 MONTHS RENTAL
£460 per month. Can be paid weekly


Viewings are possible at any time. You will be required to disinfect your hands and wear a face mask during your visit.
