Double Room in 3bed house share. £400pcm

We have an unfurnished double room available in our shared 3 bed house in Beswick, just off Ashton Old Road.
House is very well situated, close to town with good transport links - there's a bus that takes 10mins to get to town and the tram a 15 mins walk away or it's only a 25min walk to Piccadilly station.
Shops all in a decent distance too with a wee Tesco's in the estate (10min walk) or the big ASDA up at the Etihad.

The house comprises of a decent sized kitchen, front reception room (currently just used as a storage room), toilet under the stairs, then up to the 1st floor where the living room and one housemates bedroom with ensuite, up to the 2nd floor there is another housemates bedroom and then the available double room. There is a shared bathroom in the "Jack and Jill" style, so it is ensuite to the room, but shared with the other room on that floor.

The bedroom is unfurnished so you can bring what you like! We should be able to help you source a bedframe if needed.
(I'm aware the photos don't look great, but hopefully you'll at least have an idea of the size of the room. It's deffo worth viewing in person)

The living room is currently furnished in the photos (Excuse the mess, that'll all be gone soon!) however 90% of this furniture will be leaving with the current tenants, so if you have a sofa or other living room furniture it will be more than welcome!
The kitchen is fully furnished, apart from chairs for the table, but we can always try and move stuff around to accommodate anything you want to bring.

There is a small half yard-half garden at the rear of the house which gets lots of sunshine in the few days of Manc summer, perfect for BBQ's and a drink in the evening sunshine.

About the current housemates:

Hi! We are Jess and J, we are friends and colleagues who work for a local brewery (you can expect lots of free beer!). Jess has lived in this house for the past 4 years and loves it. J is moving in as a new tenant as the current tenants are finding a new place together as their first home as a couple.
We're both easy going, happy to socialise, but understand the merits of having your own space and peace.
Jess loves a good pub quiz, roller skating, knitting, gigs and is attempting to be more consistent at the gym!
J is big into his music and is in a band. Catch him either gigging or at a show or zooming about on his motorbike.

We're looking for someone we can have a chat and hang out with now and again, who is understanding of having a clean and tidy home and respecting each other.

There are currently 2 cats living here but they'll be moving out with their owners.

Rent is 400 each, plus bills, which are roughly 200pcm.
Council tax is band C

Looking to get viewings started ASAP as the new tenancy starts 7th April.
