Hi Folks!

I’m looking for two housemates to move in to this 3 bedroom terraced house situated in Lower Broughton. Housemate 1 is moving to live with their partner and housemate 2 is moving to be closer to work, which leaves me on my tod! Each housemate that’s leaving needs to give 1 month notice to the landlords once we have people ready to move in, so there’s not going to be much delay in getting them out and yourselves in. We’re ideally looking at around mid-November at the moment, but that'll depend on how soon we can arrange the swap with the estate agents, and might get pushed back into late November, early December. The contract, as far as we're aware, is a rolling 1 month contract, however at this time short stays aren't being considered, so please only apply if you're looking for somewhere long-term.

The house is just off of Great Clowes Street, with two parking spaces provided. It’s approximately a 3 minute walk away from a bus stop with buses every 15 mins or so direct to Shudehill or Prestwich & Bury. There’s a Lidl 8/9 minutes walk away, a GP 5 mins walk away, a dentist around the corner, a NISA Local across the road, and it’s about a 25/30 minute walk into the city centre. Victoria Station & Salford Crescent are each about 30 minute walk away. It’s a very nice location just barely on the cusp of Salford, with very little disturbance. I work from home so aside from summer holidays and the occasional weekends I can attest to it being pretty peaceful around here!

Overall rent between three people is £1200, so each room is £400pcm each. NO bills are included in the rent, howeverd we’ve never paid more than around £560 a month for everything (rent + bills), depending on things like energy usage and whatnot. With a Lidl nearby, being a walkable distance to the city centre and regular buses that only cost £2 either way, if you’re trying to find a nice place on the cheaper side this might be ideal for you!

The house itself is a 3 floor house with a small garden out back. Bottom floor has a kitchen (with washing machine!), small toilet room and living / dining room. First floor is my bedroom, shared bathroom and bedroom 1 with a Juliet balcony. Second floor is bedroom 2 which is en suite. All rooms can fit a double bed with room for desks, wardrobe, drawers etc. The house is partially furnished (more on that later), so people looking to move who don’t want to sell all their stuff / put it into storage, or who were looking for a clean start and an opportunity to buy new bits this is a great place for you! All bedrooms have thick fire doors, and I can speak from experience that you can barely hear a thing coming out of each other’s bedrooms at any time of day. I’m also agreeable to moving into the en suite top floor if there’s a couple, two friends etc. who want to take the first floor between themselves. If that’s the case I’d be happy to provide pictures of my bedroom.

Regarding furniture:
En suite is unfurnished except for one double bed base (with storage drawers). Otherwise the bedroom + bathroom are unfurnished.
The double bedroom is unfurnished entirely, however as that flatmate is moving to a furnished house there is possibility for you to request certain bits of furniture be left, depending on what you're bringing. However, per the contract, the house is unfurnished, so anything left would become your responsibility to either take or dispose of when you move on to a new house. Please consider both rooms to be unfurnished, aside from the aforementioned bed base in the en suite!

As far as communal spaces are concerned, in the kitchen the only things that will be staying will be the fridge & my various dishes, mixing bowls, utensils + the kitchenaid. Everything else, including appliances, will be going.
In the living room the only things I can confirm will stay are the sofa bed, dining table + chairs. I'm still waiting for an update from one housemate on the coffee table and set of drawers.

A bit about me, I’m 28 & queer, working from home for a mental health company. I’m a graduate, a massive animal person (pets can be permitted as long as you speak with the landlords first and get their approval!) and a big ol’ nerd. Usually found in the evenings either gaming, occasionally trekking over to Canal Street, or having a quiet night in with my partner. I don’t ask for much from my housemates, only that shared & personal space is respected and that it’s quiet enough for me to work during the day. It is a smoking-free house, so please keep that in mind! I don’t use the communal spaces all too much, so if you’re the type that likes having friends around semi regular I’m totally fine with that. Fellow LGBTQIA+ nerdy housemates would be preferred, but as long as you’re not gonna cause a stink if you see me with my partner I’m happy for whoever.
